Casagrand Utopia sits in Indira Nagar, Manapakkam, within Sriram Gardens; the pincode is 600125. This is a settled residential pocket, so shops, clinics and schools are already around you rather than planned for later. The developer has not published distances to specific offices, schools or stations, so none are quoted here.

Test your own daily trips. Drive from the gate to your workplace at your usual hour and time the trip back in the evening. Try a school-hour slot as well, since residential streets can clog when schools open and close. If you depend on cabs or autos, book one to the gate after dark and see how long it takes.

Families have lived here since 2023 and know the area well. Ask them where they shop, which hospital they use and how long the school run takes. Ask whether the internal and approach roads hold water after heavy rain, and how reliable the water supply has been. If you plan to rent the flat out, ask a local agent what flats of your size fetch in Manapakkam and how fast they find tenants.

Casagrand Utopia was built in seven layouts, all quoted as built-up area. The one-bedroom Compact is about 649 sq ft. The two-bedroom came as a Regular of about 1,032 sq ft and a Signature of about 1,280 sq ft. The three-bedroom Regular is about 1,549 sq ft and the Signature about 1,635 sq ft. The four-bedroom Signature is about 2,323 sq ft, and the four-bedroom duplex about 4,144 sq ft on two levels.

Casagrand has no flats left to sell here, so the launch price no longer applies and each owner sets a price. Compare any quote with recent sales in the same building and adjust for floor, facing and condition. A duplex is a rare flat, so there may be few sales to compare it with; walk both levels before you agree a figure.

A resale of a finished home carries no GST. Stamp duty and registration are payable on the value in the sale deed. Ask the seller for a written statement that covers:

• The agreed price and the fittings that stay
• Maintenance paid up to date, with receipts
• Transfer of any maintenance deposit or corpus
• Car parking allotted to the flat
• Any association transfer fee
• Stamp duty and registration on the full value

Casagrand Utopia shows no RERA number in the developer's published details. Ask the seller or Casagrand for the registration details and search for them on the TNRERA website. The entry would show the approved number of homes and the declared completion date, both useful checks when buying from an owner.

A resale is safe only when the building is approved and the seller's title is clean. Ask for:

• The completion or occupancy certificate for the building
• The approved plan showing the flat, and both levels for a duplex
• The original sale deed from Casagrand to the seller
• An encumbrance certificate covering recent years
• Property tax receipts and the assessment in the seller's name
• A no-dues letter from the residents' association

If the seller still has a home loan, the bank holds the original deed. Have the loan closed and the papers released at or before registration, with the bank's closure letter in writing. Check too that no walls were moved or balconies enclosed without approval. At handover, register the sale deed in your name, then move the tax assessment and the electricity account to you.

Casagrand Utopia has 673 homes in four-floor buildings spread across 6 acres, with the shared spaces between them. The project is finished, so the layout you walk through is the one you get. Note which buildings face the gardens and which face the boundary, and time the walk from your block to the car park.

A morning could begin on the jogging and skating track, then move to the interactive gymnasium or the yoga area. The swimming pool is there for weekends, and the spa and sauna for a slow Sunday. Children have a play area and outdoor courts for the evenings, and the games room for rainy days.

If you work from home, the business centre gives you a desk and a meeting space away from the flat. The 3D mini theatre makes a film night easy, and party areas take care of birthdays and family functions. Landscaped gardens run between the buildings for an evening walk.

These spaces have been in use since 2023. Look at the state of the pool, the sauna and the gym equipment, and ask the residents' association what the monthly charge covers and whether any large repair is planned.
