Properties in Manapakkam

If you work at the DLF or Ramanujan IT campuses, flats in Manapakkam give you about the shortest commute on offer. The locality lies in west Chennai on Mount-Poonamallee Road, with Porur on one side and the Guindy industrial belt on the other. Those office parks turned a quiet neighbourhood into a busy housing market. You also get fair access to the city centre, at lower prices than the older southern suburbs.

The homes here are apartments, and most of the projects are already finished. Casagrand is the main builder. Casagrand Castle was completed from June 2021 and starts from about Rs. 41.11 Lakhs, with 1 BHK to 4 BHK homes. Casagrand Utopia and Casagrand Majestica are also complete, from about Rs. 54.8 Lakhs and Rs. 73 Lakhs. Casagrand Elysium is still being built across 14.9 acres, with 2 BHK and 3 BHK flats and no price published yet.

TVS Emerald adds two projects. TVS Emerald Peninsula was completed from June 2025, with 2 BHK and 3 BHK homes from about Rs. 98.6 Lakhs. TVS Emerald Peninsula Magnific is a smaller ongoing phase due from 2026, from about Rs. 83 Lakhs. Taken together, starting prices range from about Rs. 41 Lakhs to just under Rs. 1 Crore, so this is a mid-market locality without a luxury tier.

Mount-Poonamallee Road is both the reason to live here and the main problem. It links the campuses, the bypass and Guindy, and it carries heavy traffic at peak hours. Try your commute at the time you would really travel. If you work at one of the nearby campuses, the short trip may outweigh the congestion. If you work across the city, it may not.

Before booking, check each project's registration on the TNRERA portal. For a completed tower, ask for the completion certificate and look at how the common areas are being kept. For Elysium and Magnific, compare the promised possession date with progress on site. Ask about water supply in summer, since that varies from project to project.
