CasaGrand Vistaaz

CasaGrand Vistaaz Overview

CasaGrand Vistaaz is a completed villa community by Casagrand at New Perungalathur, south Chennai, a gated community of 101 villas. Handovers started in December 2021, and the developer has since sold every home in the layout. It suits families in south Chennai who would rather own a villa with its own front door than a flat on the tenth floor.

That changes how you buy here. There is no booking counter and no builder's price list, only owners who may or may not want to sell. You deal with a family, not a sales office, so the pace, the price and the paperwork all depend on that one seller. Expect to visit more than once before anyone agrees on a figure.

All the villas follow a single design: three bedrooms in about 1,936 sq ft of built-up area. Carpet area has not been published, so measure it or ask the owner for the original agreement. The same plan can feel very different after a few years, because owners add wardrobes, change flooring or build over open corners. Compare two or three villas before you settle on one. As a finished home, a villa here carries no GST. Stamp duty and registration still apply, and on a villa they are worked out on a value that includes the land.

Vistaaz suits a family that wants three bedrooms, a private house inside a gated campus and a shared clubhouse and pool, and that prefers to inspect a lived-in home before paying. Look elsewhere if you need two or four bedrooms, want a new home straight from a builder, or would like to pay in stages during construction. Buyers who rely on a RERA entry should note that no number has been published for the project.

About Chennai

Which side of Chennai should you buy on? For most people the honest answer is the side where they work. The city stretches along a flat coast on the Bay of Bengal, and the sea closes off any growth to the east. So new housing has pushed south and west instead, following jobs. If you are hunting for flats in Chennai, begin with your commute, then pick a zone, then a project.

Getting around from CasaGrand Vistaaz

CasaGrand Vistaaz stands at New Perungalathur, pincode 600063, in the southern part of Chennai. That is the whole of the published location detail. No distances to offices, rail stations, schools or hospitals have been released, so you will have to build the picture of daily life yourself.

Start with the trip you make most often. If you drive to work, do the run on a weekday morning and again in the evening, because a route that looks easy at noon can double at peak hour. If children will go to school from here, time that journey too, and check whether a school bus already serves the gated community.

Then look at the approach. Walk the road outside the gate and note its width, its lighting after dark and how it copes with rain. Ask residents where they buy groceries, which clinic they use and how long a cab takes to arrive. Their answers are worth more than any brochure map.

Finally, because handovers began in 2021, the surroundings have had years to change. Look for new buildings, shops or traffic points that have come up since then.

Homes and prices at CasaGrand Vistaaz

CasaGrand Vistaaz offered only one home type: a three-bedroom villa of about 1,936 sq ft built-up, repeated across 101 plots. The developer has sold them all, so there is no current builder price to quote. What you pay depends on the owner, the condition of the villa and its position in the layout.

A single design makes comparison easier, but do not assume two villas are equal. Check room sizes against the original plan, look for extensions or enclosed spaces, and ask whether any change had approval. Damp patches, cracked tiles and tired fittings all point to repair costs you should price in.

Since the villa is finished, no GST applies. Stamp duty and registration do, and because you are buying land as well as the house, they are charged on the combined value. Ask the seller for a written statement of every amount you will pay.

  • Agreed sale price and the guideline value it will be registered at
  • Stamp duty and registration charges
  • Maintenance arrears, cleared by the seller before the deed
  • Any transfer or membership fee levied by the residents' association
  • Cost of repairs or changes you plan before moving in

Paperwork and approvals for CasaGrand Vistaaz

CasaGrand Vistaaz shows no published RERA registration number. You can search the TNRERA website by developer name, but for a finished villa bought from an owner, the title papers matter more than a RERA entry. Hand the documents below to a property lawyer before you pay any advance.

  • The seller's registered sale deed, plus the earlier deeds that show how the land came to the developer
  • An encumbrance certificate covering the years since the land was bought, to confirm there is no loan or dispute on it
  • The completion or occupancy certificate for the villa
  • The approved building plan, to compare against what stands on site today
  • Patta in the seller's name and the latest property tax receipts
  • A no-dues letter from the residents' association
  • If the seller has a home loan, the bank's closure letter and the original documents it holds

At registration, the new sale deed is executed in your name at the sub-registrar's office. After that, apply to move the patta, the property tax account and the electricity connection into your name, and ask the association to record you as the new member.

Living at CasaGrand Vistaaz

CasaGrand Vistaaz is built around a clubhouse shared by the 101 villa households. A morning could start on the jogging and skating track or in the gymnasium, followed by a quiet half hour in the meditation area. Children get a play area of their own, and older ones can use the outdoor courts once school is over.

Evenings have more choice. There is a swimming pool, a room for indoor games and an AV room for films or match nights. The amphitheatre and the party area give residents space for festivals and birthdays without booking a hall outside. Retail spaces inside the campus are meant to cover small daily needs.

Because the community is finished and occupied, none of this is a promise on paper. Every facility has been built and used for several years, which is good and bad. You can see exactly what exists, but you should also check its condition. Look at the pool water, the gym equipment and the clubhouse roof, and ask the residents' association how often each is serviced.

On the villa itself, ask for the plot number and find it on the layout plan. Note which way it faces, how close it is to the clubhouse and whether it is a corner or a mid-row home.

Frequently Asked Questions

Can I still buy a villa directly from Casagrand at Vistaaz?
No. The developer has sold all 101 villas, so every sale now is between an owner and a buyer. Ask a local agent or the residents' association which owners are selling, and expect the owner, not the builder, to set the price and terms.
How large are the villas?
Every villa is a three-bedroom home of about 1,936 sq ft built-up. No carpet area has been published. Ask the seller for the original sale agreement, which usually states both figures, or measure the rooms yourself on a visit.
Is Vistaaz ready to move into?
Yes. Construction is complete and handovers began in December 2021, so the villas are lived in today. You can walk through the exact home you are buying, check the finishes and see how the shared facilities have been kept up.
Where is Casagrand Vistaaz in Chennai?
The gated community is at New Perungalathur, pincode 600063, in the southern part of Chennai. The developer has not published distances to offices, schools or stations, so drive your own daily routes at peak hour before you decide.
Is there a RERA number for the project?
No RERA number has been published. For a resale of a finished villa, the title chain, the occupancy certificate and the approved plan matter more. You can still search the TNRERA website by developer name to see if an entry exists.
What will I pay on top of the agreed price?
Stamp duty and registration, charged on a value that includes the land under the villa. There is no GST on a finished home. Add any maintenance dues or transfer charges the residents' association levies, and ask the seller to clear arrears before the deed.
