Century Liva fronts SH-9, the Yelahanka-Doddaballapura Main Road, in the northern part of Bangalore. A highway frontage removes the last-mile problem many outer projects have: you turn out of the gate onto a main road rather than a village lane. The trade is traffic noise and the difficulty of a right turn across a busy carriageway, so look at which side of the road the gate opens on and how far the nearest U-turn is.

Century Real Estate has not published a street number, a pincode or distances to offices, schools or the airport, and we do not guess at them. What can be said is that the stretch between Yelahanka and Doddaballapura has filled with housing over the last decade, and the roads are still catching up. Drive the route to your workplace at your usual hour, then repeat it on a weekday evening.

With possession three years away, the road network you see today is not the one you will live with. Ask the sales team what widening or junction work is sanctioned along this stretch, and whether the site's access will change. Then visit the plot itself, not only the sales office, to see what is next door on each side.

Homes and prices at Century Liva

Century Liva has two homes still on sale from the developer, both three-bedroom plans quoted on built-up area. One has two bathrooms and measures about 1,650 sq ft; the other has three bathrooms and about 1,760 sq ft. Carpet areas are not published, so ask for them, because the gap between built-up and carpet decides how big the rooms feel.

The other four layouts are sold out: a 2 BHK of about 1,295 sq ft, 3 BHKs of about 1,825 and 1,885 sq ft, and a 4 BHK of about 2,315 sq ft. If one of those is what you need, the only route is a resale from an existing allottee, at a price that seller sets.

Both available plans start at Rs. 1.48 Crore. Paperwork and approvals for Century Liva

Century Liva is registered with Karnataka RERA under PRM/KA/RERA/1251/309/PR/130924/007015. Look the number up on rera.karnataka.gov.in before you pay anything. The entry shows the promoter's declared completion date, the sanctioned plan and the quarterly progress filings, and it is the cleanest way to test a 2028 handover promise.

Because the homes are still under construction, the purchase runs on an agreement for sale, not a sale deed. Before you sign, ask Century Real Estate for:

  • The RERA certificate and the approved building plan showing your unit
  • Title documents and an encumbrance certificate for the 3 acres
  • The agreement for sale, with the handover date and the milestone-linked payment schedule
  • The allotment letter naming your unit, floor and facing
  • A written note on which amenities come with the first handover

At handover, the tower needs an occupancy certificate before you move in. Then comes the sale deed, registered in your name, and the khata transfer that makes you the owner in the municipal books. Do not accept keys against a partial or provisional certificate.

Living at Century Liva

Century Liva puts 247 homes on a 3-acre plot. The developer has not said how many towers hold them or how tall those towers are. The first drawing to ask for is the master plan, which shows where the buildings stand and what ground is left between them. Every render you see at this stage is as planned by the developer; nothing is built to walk through yet.

The amenity list leans outdoors and towards sport. A weekday could begin on the jogging track, with a swim before work, and end with a game on the futsal court or the basketball court. Weekends bring the cricket pitch into play, and the skating rink gives children somewhere to burn energy that is not the car park. Dog owners get a pets park, which is still uncommon on a plot this size.

Evenings are for the barbecue corner and the open-air theatre, the two social spaces on the list. Because the plot is small and the unit count is high, ask how much of the ground is open and how the sports areas share it with the driveways and the towers. Ask also which of these facilities are due with the first handover in 2028 and which follow later.
