About Doddaballapura Road
Doddaballapura Road suits buyers who are prepared to get in early on a corridor that is still filling up. The route runs north-west from Bangalore through Yelahanka and the northern industrial belt towards the old silk-weaving town of Doddaballapura. Long stretches are still open country, and building happens in scattered pockets rather than a continuous line. We list it in the North zone. Land is inexpensive by city standards, which is what draws most buyers.
What you will find is weighted towards projects still in progress. Century Real Estate is the most active developer, with Century Wintersun offering 4-bedroom villas and Century Liva offering 2, 3 and 4 BHK apartments with possession quoted from 2028. Provident Welworth City is a completed township of about 41 acres with 3 BHK flats. On the plotted side, Golden Ira covers about 48 acres, and Purva Codename Arbor Plots is at pre-launch with plots from 30 x 40 up to 40 x 60. Most of these projects quote prices only on request, so ask for a full cost sheet before comparing.
Getting around relies on the road itself and the northern network it feeds. Yelahanka is on the way into the city, and the airport can be reached across the north, which helps if you fly often. Jobs in the industrial belt along the route mean some residents can avoid a trip into the centre. If you commute into central Bangalore, drive the route at peak hour first.
An early corridor brings early-corridor risks. Shops, schools and hospitals may take years to catch up with new layouts, and resale can be slow. Check each project on the Karnataka RERA site and compare its registered completion date with the one you are told. For plots and villas, confirm the land conversion, the layout approval and the khata, and ask how water supply and drainage will work once the layout is occupied.
For comparison, look at Doddaballapur, Vidyaranyapura and Bellary Road, which cover other parts of the northern belt.
