Century Sports Village

Century Sports Village Overview

Century Sports Village is a completed plotted development by Century Real Estate on IVC Road, north Bangalore, and nothing remains unsold, so the developer will not sell you a plot. What exists is a resale market among the owners, and that is where this page points you. It suits plot buyers near the airport for whom the playing fields matter as much as the land, and it is the layout that everyone on IVC Road measures against.

The site runs to 51 acres; sport takes 7 of them. The developer publishes no plot count. One listing puts it at 745, so treat that as a rough figure and rely on the sanctioned drawing for the real one. Three sizes were sold: a cottage plot measuring 30 by 40 ft, about 1,200 sq ft; a villa plot measuring 30 by 50 ft, about 1,500 sq ft; and a mansion plot measuring 40 by 60 ft, roughly 2,400 sq ft.

Karnataka RERA lists the layout, and the registration number is given in the paperwork section below, where the sanctioned drawing and the promoter's filings can be read. Neither a launch date nor a handover date is published, and with the developer out of the picture there is no price list either. A resale figure is what you and the owner agree, checked against registered sales on the same road.

This suits a buyer who wants to build a house near the airport and will actually use a tennis court, a futsal ground and a climbing wall, and who is ready to do the land paperwork a plot demands. It is the wrong choice if you need a built home, if you want to be near the city's shops and hospitals, or if a large layout with many empty plots and a maintenance bill to match makes you uneasy. Investors should walk IVC Road first, because that is where the comparable prices are.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Century Sports Village

Century Sports Village has its plots on IVC Road in Devanahalli, north of the city. By the developer's own reckoning, Kempegowda International Airport is roughly seven minutes away. That figure is the whole point of the address: the airport and the jobs planned around it are what have pulled layouts out here.

The developer names a few markers. The closest hospital it cites, Mother Teresa, is roughly 2 km out. Oxford English School and the Devanahalli Business Park are roughly 4 km each. For the city it uses Garuda Mall, roughly 20 km, which tells you how far the centre is. Larger hospitals, most schools and serious shopping lie back towards town, so a family living here will drive for them.

Check the road itself. IVC Road carries the traffic of every layout along it, so drive its length at the hour you would commute and again at night. Find out whether water reaches the layout reliably, and what buses and cabs run at the times you travel, because a plot comes with no developer shuttle. If you are buying to hold, the same drive shows you what neighbouring plots are asking.

Homes and prices at Century Sports Village

Century Sports Village sells land, so the house is yours to design within the layout's own rules and the municipal building code. The developer fixed three plot sizes. The cottage plot measures 30 by 40 ft, about 1,200 sq ft. The villa plot measures 30 by 50 ft, about 1,500 sq ft. The mansion plot measures 40 by 60 ft, roughly 2,400 sq ft. None of the three is still on sale from the developer, so the plot you see will come from an owner.

No price list exists. Ask the owner what value their own purchase was registered at, and gather recent sale values in the layout. Then compare by size, by corner or inner position, and by how near the playing fields and the entrance the plot lies. The guidance value only sets the floor on stamp duty; it is not what plots change hands for.

No GST is charged on a plot resale. Stamp duty and registration apply on the full value at the sale deed, and because a plot is entirely land they take a larger share than on a flat. Ask for a cost sheet that lists:

  • The agreed price and the value to be registered
  • Stamp duty and registration
  • The owners' association transfer fee
  • Maintenance dues outstanding and the monthly charge
  • If you will build: plan sanction fees, deposits for utilities, and the build itself

Paperwork and approvals for Century Sports Village

Century Sports Village is listed by Karnataka RERA as PRM/KA/RERA/1250/303/PR/170918/000844. Open that entry on rera.karnataka.gov.in and download the sanctioned layout drawing; it is the plan every later check is made against.

A plot is land, so the land's approvals are your protection. Ask the seller for:

  • The conversion order, showing the land was released from agricultural use for housing
  • Planning approval for the layout, and your plot's position on that sanctioned drawing
  • A release order, or no-objection letter, covering your specific plot
  • Every sale deed from Century Real Estate down to the present seller, all registered
  • A fresh encumbrance certificate on the plot
  • Khata and the most recent tax receipt, both showing the seller
  • Written confirmation from the owners' association that nothing is owed, plus its design rules if any

Have a lawyer confirm that the plot number and dimensions in the seller's deed match the sanctioned drawing before you pay an advance. Once your deed is registered, transfer the khata into your name. If you build, the building plan sanction comes first, then the water, electricity and sewerage approvals.

Living at Century Sports Village

Century Sports Village gives playing fields 7 of its 51 acres, and the layout is built around them: the clubhouse beside the fields, and the plots along internal roads around both. The layout is finished, so you can walk it rather than read a render, and you should.

A morning could begin on the jogging track or the yoga deck, followed by a session in the gym. The afternoon belongs to the courts: tennis, basketball, badminton and futsal each have their own, and a climbing wall waits for those who want something harder. Table tennis and the indoor games rooms cover the rainy days. Inside the clubhouse are a spa, a library and a cafe, and the swimming pool is outside.

Evenings gather on the party lawn or at the amphitheatre, and the party hall takes the family function. An organic farm is the quieter corner. Because many plots may still be empty, put three questions to the owners' association. What is the monthly charge, how many owners pay it, and may every owner use the courts or is a separate membership sold? A plot beside the fields is convenient and noisy; one far from them is neither.

Frequently Asked Questions

Is the developer still selling at Century Sports Village?
No. Every plot has been sold and Century Real Estate publishes no price. A plot here comes from an existing owner at a figure the two of you negotiate. Gather registered sale values in the layout and along IVC Road before you respond to an asking price.
How do I judge a resale asking price here?
Compare like with like: the same plot size, corner against corner, and a similar distance to the playing fields and the gate. Use registered values of recent sales in the layout, not listing figures. The guidance value only sets the stamp-duty floor; it is not a market rate.
What plot sizes exist at Century Sports Village?
Three. The cottage plot measures 30 by 40 ft, about 1,200 sq ft; the villa plot 30 by 50 ft, about 1,500 sq ft; the mansion plot 40 by 60 ft, roughly 2,400 sq ft. Corner plots and odd-shaped ones vary from these nominal sizes, so check the dimensions on the sanctioned drawing.
Is Century Sports Village on the Karnataka RERA register?
Yes. The registration number is PRM/KA/RERA/1250/303/PR/170918/000844. Open the entry on rera.karnataka.gov.in yourself; it holds the sanctioned layout drawing and the promoter's filings, which every plot document should be matched against.
How far is the airport from Century Sports Village?
Roughly seven minutes along IVC Road, by the developer's own reckoning. Its other markers are Mother Teresa Hospital at roughly 2 km, and Oxford English School and the Devanahalli Business Park at roughly 4 km each. Garuda Mall, its stand-in for the city, is roughly 20 km.
Who runs the sports facilities, and what do they cost an owner?
The playing fields and the clubhouse are maintained through the owners' association. Ask what the monthly charge is, how many owners pay it, and whether every owner may use the courts or a separate membership is sold. With many plots still empty, the paying base decides upkeep.

About the Builder

Buying from Century Real Estate in Bangalore most often means the north of the city, where the builder has plotted layouts, villas and apartments side by side. Yelahanka, Jakkur, Bellary Road, Doddaballapura Road, IVC Road and Devanahalli hold most of its work. Away from the north it has premium buildings in Koramangala, Indiranagar and on Richmond Road, and a few homes on Kanakapura Road, in…
