CKPC Heart of Harmony stands on Hosur Road at Kudlu Gate, in Munireddy Layout, Bandepalya, within Muneshwara Nagar, pincode 560068. That puts your front gate on one of the busiest arterial roads in the south of the city, so your commute will follow the corridor in one direction or the other every day.

CKPC Properties has not published distances to offices, schools, hospitals or a metro station, so we do not list any. Drive the route from Kudlu Gate to where you work at the hour you would normally leave, and again for the return trip. The road can behave very differently at 8 am and 11 am, and the difference matters more than any distance on a map.

A single tower on a main road has one entry and exit, so ask where the gate opens and how you turn onto and off Hosur Road, especially if that means a U-turn. Ask how many parking bays come with each flat and where visitors park. Walk the lanes behind the plot too; Bandepalya is a settled neighbourhood, so the shops and services you need for daily life are likely to be close, but see that for yourself before you book.

CKPC Heart of Harmony offers four plans, all quoted as built-up area; carpet areas are not published, so ask for them. The Classic three-bed is about 1,786 sq ft and the Premium three-bed about 1,981 sq ft. The Luxe adds a study to a three-bed home and grows to about 2,132 sq ft. The Grande four-bed, at about 2,550 sq ft, is the largest home in the tower.

Prices are given as bands. The Classic runs from Rs. 2.43 Crore to Rs. 2.59 Crore, the Premium from Rs. 2.74 Crore to Rs. 3.09 Crore, the Luxe from Rs. 2.99 Crore to Rs. 3.20 Crore, and the Grande from Rs. 3.64 Crore to Rs. 3.81 Crore. On the Classic, the entry price is about Rs. 13,600 per sq ft. In a 24-floor tower the band inside one plan is mostly floor-rise and facing, so ask which floors the lowest figure applies to.

The homes are under construction, so GST is charged on the price. Stamp duty and registration apply on top at the time of the sale deed. Ask for a cost sheet with:

• Base rate and the area it is charged on
• Floor-rise and facing charges for the exact unit
• Car parking, with the number of bays included
• Clubhouse membership and the maintenance deposit
• GST as its own line
• Stamp duty and registration
• The milestone payment schedule tied to construction stages

CKPC Heart of Harmony is registered with Karnataka RERA under number PRM/KA/RERA/1251/310/PR/310326/008560. Look it up on the Karnataka RERA website (rera.karnataka.gov.in) before you visit the sales office. The entry shows the promoter, the sanctioned plan, the declared completion date and the progress reports the developer files each quarter. Compare that completion date with the March 2030 possession the developer quotes.

Because you are buying an under-construction flat, ask CKPC Properties for:

• The RERA registration certificate
• The sanctioned building plan, with your unit marked
• Title documents and an encumbrance certificate for the plot
• The khata and the latest tax receipt for the land
• The agreement for sale, with the handover date, the payment schedule and the delay penalty written in
• Height and fire clearances for a 24-floor tower

Pay each instalment only against the construction stage it is tied to, and keep every receipt. At handover, the developer must obtain the occupancy certificate for the tower; do not take possession or pay the last instalment until it is issued. The sale deed is then registered in your name, and the khata transfer follows.

CKPC Heart of Harmony is pictured as one tower of 24 floors with 137 homes, and the shared spaces arranged around its base. The developer has not published the plot size or the share left open, so ask for the sanctioned site plan and see how much ground the amenities actually get. Any image you are shown is a render as planned by the developer until the space is built.

A day could open with a session at the outdoor gym or a loop of the jogging and cycle track, followed by a swim. The lazy pool alongside the main pool is for the slower kind of morning. Children have a tot lot and, later in the day, the sports courts. The indoor games zone takes over when it rains, and the yoga and meditation space gives you a quiet corner away from the flat.

Evenings belong to the landscaped gardens and the amphitheatre, and a family occasion goes to the party area. The spa, with its sauna and steam room, is the kind of facility that is easy to promise and expensive to run, so ask what the monthly maintenance covers and who operates it. With fewer than six homes per floor, the lifts should be calmer than in a big township, but ask how many lifts the tower has and what happens during a power cut.
