CKPC Winds of Change Apartments sits at Singanayakanahalli in Yelahanka, on the north side of Bengaluru, pincode 560064. This is the edge of the city, where residential layouts give way to farmland and the older villages. The roads around the plot are likely to be quieter than in the city core, but also narrower and still being built out.

CKPC Properties has not published distances to the airport, offices, schools or a railway station, so we quote none. What you can do is drive from the site to your workplace at your normal hour and time it, then repeat the trip in the evening. Do the same for the nearest market and the school you have in mind, because in a new suburb the last two kilometres often decide how the day feels.

A 7.5-acre community with nine towers will have its own internal roads and, in time, its own shops and services close by. Until then, ask what is open now within walking distance and what depends on the neighbourhood growing. Ask also how the main gate connects to the road network, whether a second gate is planned, and how many parking bays come with each flat, since a suburban address means a car for most trips.

CKPC Winds of Change Apartments offers six plans, all quoted as built-up area; carpet areas are not published, so ask for them. The one-bedroom home is about 916 sq ft. Two-bedroom homes come as a Compact of about 1,212 sq ft, a Regular of about 1,206 sq ft and a Study version of about 1,457 sq ft. The three-bedroom home is about 1,630 sq ft, and the four-bedroom, at about 2,353 sq ft, is the largest.

Prices are bands: one-bedroom Rs. 1 Crore to Rs. 1.21 Crore; two-bedroom Compact Rs. 1.30 to 1.40 Crore; two-bedroom Regular Rs. 1.30 to 1.61 Crore; two-bedroom Study Rs. 1.59 to 1.66 Crore; three-bedroom Rs. 1.82 to 1.99 Crore; four-bedroom Rs. 2.72 to 2.81 Crore. On the one-bedroom plan the entry price is about Rs. 10,900 per sq ft. Ask which tower, floor and facing the lowest figure applies to.

The homes are under construction, so GST is charged on the price. Stamp duty and registration apply on top when the sale deed is registered. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise and facing charges for the exact unit
• Car parking, with the number of bays included
• Clubhouse membership and the maintenance deposit
• GST as a separate line
• Stamp duty and registration
• The construction-linked payment schedule

CKPC Winds of Change Apartments still lacks a RERA registration number from CKPC Properties. Ask for it before anything else, and check it on the Karnataka RERA site (rera.karnataka.gov.in). The entry will show the sanctioned plan, the declared completion date and the quarterly progress filings, which is how you test the March 2029 handover. If the developer cannot give you a number, wait until it can.

You are buying an under-construction flat, so ask for:

• The RERA registration certificate, once issued
• The sanctioned building plan for your tower, with your unit marked
• Title documents and an encumbrance certificate for the 7.5 acres
• The khata and the latest tax receipt for the land
• The agreement for sale, with the handover date, the payment schedule and the delay penalty written in
• Confirmation of which towers are covered by the current approvals, since nine towers may be approved in phases

Release each instalment only against the construction stage it is tied to, and keep the receipts. At handover, the occupancy certificate for your tower must be in place before you take the keys or pay the last instalment. The sale deed is then registered in your name, and you apply for the khata transfer after that.

CKPC Winds of Change Apartments arranges nine six-floor towers over 7.5 acres, with a 33,000 sq ft clubhouse at the centre of the shared life. The developer has not published the share of the ground left open, so ask for the sanctioned site plan and see how the towers, the gardens and the courts divide the land. Everything you are shown before handover is a render as planned by the developer.

A morning could begin on the jogging and skate track, or in the aerobics and yoga room, before a swim and the gymnasium. Parents with small children have a creche as well as a play area, which matters if both of you leave for work early. The sports courts fill up in the evening, and the indoor games zone covers the monsoon months.

Weekends bring the landscaped gardens into use, and the outdoor theatre and AV room give you a film night without leaving the compound. A spa and salon on site is a rare thing in a mid-rise project, and the multipurpose hall covers a family function. With 438 homes sharing all of this, ask how bookings will work, what the monthly maintenance is likely to be, and whether the clubhouse opens with the first towers or the last.
