This is the outer, southern part of the Kanakapura Road corridor, where the city begins to thin out. Expect a quieter setting than Banashankari or JP Nagar, and longer drives for work and errands.

Kanakapura Road is your main line into Bangalore. Heading north along it takes you towards JP Nagar and Banashankari. The same road also connects to the NICE corridor, which in turn links you to Mysore Road and Hosur Road without crossing the city centre. Since you will be building a home you plan to live in for years, spend a day in the area before you commit. Drive to your office during the morning rush and back in the evening. Find out where the nearest school, hospital and market are, and how long it takes to reach them. The supermarket and clinic inside the layout help with small daily needs, but larger errands will still mean a drive.

Concorde Elements of Earth Plots sells land, not a built home, so there is no floor plan. The layout is described as having plots in various sizes, with the smallest listed at roughly 1,709 sq ft of plot area. The full list of dimensions has not been published. Ask for a plot chart showing the size, facing and road width of every plot still available.

Prices lie between Rs. 54 Lakhs and Rs. 1.08 Crore. If the lower figure is for the smallest plot, that is about Rs. 3,200 per sq ft; confirm this with the developer. Corner plots and those on wider roads usually cost more than a standard plot. For a completed plotted layout, stamp duty and registration are payable on the full price; ask the developer to confirm in writing that no GST applies.

Remember that building the house is a separate cost, and the building contract will carry GST on the construction portion. Ask for a cost sheet that shows:

• The rate per sq ft and the exact plot area
• Any premium for corner or wider-road plots
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full value
• Any charge for water, power or sewage connections

Concorde Elements of Earth Plots has no Karnataka RERA number published for this layout. Ask Concorde Group whether it was registered and check the entry on rera.karnataka.gov.in. With a plot, the land papers matter more than anything else, because they decide whether you can get a building plan approved later.

Before you pay a token amount, ask to see:

• The land conversion order for non-agricultural use
• The approved layout plan from the planning authority
• The release order showing your plot is free for sale
• Title documents and an encumbrance certificate covering at least 30 years
• The khata for your plot and the latest tax receipt
• A draft sale deed with the exact plot dimensions and boundaries

Since the layout is complete, you will register a sale deed rather than an agreement for sale. After registration, have the khata moved into your name and pay the property tax. When you are ready to build, apply for a building plan sanction from the local authority, which will set the setbacks and the number of floors allowed on your plot.

Concorde Elements of Earth Plots spreads 60 plots over 19 acres, with avenues lined by trees running between them. The share of land kept open has not been published, but 60 plots on that much ground suggests a good deal of space is given to roads and common areas. Ask for the approved layout plan to see exactly how the land is divided. Any images you are shown are renders as planned by the developer unless you can see the space on site.

Since the project is complete, the shared spaces should be open for you to inspect. A morning here might begin on the jogging track or the yoga deck, followed by the gym or the pool at the clubhouse. Children have their own play area, and the outdoor courts take over in the evenings.

The games room covers rainy days, and the party area can host family events. Unusually for a plotted layout, there is a supermarket and a clinic with a pharmacy inside, so small daily needs do not require a drive. Ask how maintenance is charged to plot owners who have not built yet, and what the owners' association plans for upkeep.
