Concorde Eleve

Concorde Eleve stands on NH75 at Aavalahalli, the stretch of Old Madras Road on Bangalore's eastern side, pincode 560049. The highway carries much of the traffic leaving the city eastward. The surrounding localities already have schools, hospitals and shops, so everyday needs do not wait on future growth.

For work, KR Puram and Whitefield are the obvious destinations, and the road network takes you to both. Going the other way along Old Madras Road takes you west towards Indiranagar and the inner city. The developer has not published distances or journey times, so we do not quote any here.

Living on a national highway brings both good and bad. Buses and cabs are easy to find, and road links to the east are direct. Traffic, dust and noise can also be heavier than in a side street. Visit at the morning peak and again in the evening, and drive to your office at the time you normally leave. Look at how cars will enter and leave the site from the highway, and whether there is a service road.

Concorde Eleve offers four layouts, all quoted as built-up area. The 3 BHK with three bathrooms measures roughly 1,934 or 1,953 sq ft, from Rs. 2.22 Crore and Rs. 2.24 Crore. The 4 BHK with four bathrooms measures roughly 2,556 or 2,570 sq ft, from Rs. 2.93 Crore and Rs. 2.95 Crore. On the smallest plan of each type, the starting price comes to about Rs. 11,500 per sq ft. Carpet areas are not published, so ask for them.

The prices listed are starting figures. In a 36-floor tower, floor level and view can shift the price noticeably. As the homes are under construction, GST applies on top of the base price. Stamp duty and registration are payable on every purchase.

Ask for a cost sheet that sets out:

• Base rate per sq ft and the area it is charged on
• Floor-rise and view premiums for your unit
• Car parking and the number of bays included
• Club Evolve membership and the maintenance deposit
• GST as its own line
• Stamp duty and registration
• The construction-linked payment schedule up to December 2029

Concorde Eleve has no Karnataka RERA number published. Because it is under construction, it must be registered before sale. Ask Concorde Group for the number and check it on rera.karnataka.gov.in. The entry will show the approved plan, the declared completion date and progress updates every quarter.

With handover several years away, a thorough document check protects you. Before you pay a booking amount, ask for:

• The RERA registration certificate
• The sanctioned building plan with your tower and flat marked
• Title documents and an encumbrance certificate for the 2.16-acre site
• Any approvals needed for a 36-floor building, including fire clearance
• A draft agreement for sale with a handover date and a delay penalty
• A list of banks that have approved the project for home loans

Have a lawyer review the agreement before you sign. At handover, ask for the occupancy certificate for your tower, register the sale deed in your name and apply for the khata transfer. Keep every payment receipt, as you will need them for your loan and tax records.

Concorde Eleve puts 2 towers of 36 floors on 2.16 acres, with 136 homes between them. On a plot this compact, much of the open ground will depend on how the podium and the landscaping are designed. The open-space share has not been published, so ask for the sanctioned site plan. Images you see are renders as planned by the developer.

Club Evolve is the clubhouse at the centre of the shared spaces. A morning could start on the jogging track or in the gymnasium, with a swim to follow. The meditation and yoga area gives you a calmer start if you prefer. After school, children head to the kids' play area while older ones use the sports courts.

The indoor games zone covers rainy days. For celebrations, the party area and the amphitheatre save you hiring a venue, and landscaped gardens give you a place to walk in the evening. A commercial space is also planned inside the project, which may help with small daily needs. With 36 floors, ask how many lifts each tower will have and which facilities will be ready on handover day.
