Living here means that if your office is on one of the campuses, you may be able to get to work in minutes rather than hours. The area has built up its own schools, colleges, hospitals, banks, malls and supermarkets over the years.

Getting into the rest of the city is where the elevated expressway helps. It runs about 10 km to Silk Board Junction, and that part of the journey normally takes less than 20 minutes. From Silk Board onward, traffic on the inner roads sets your pace. The developer has not published the exact address or distances to other places, so ask for a location pin.

Test your own routine before you commit. Drive to your office at the hour you usually leave, and come home at your normal time in the evening. If you have children, check which schools run buses to this address. Also look at the approach road to the gate, since the final stretch often shapes how a daily commute feels.

You will buy on a sale deed, so the documents to check are those of a finished building. Before paying any advance, ask to see:

• The occupancy certificate for your block
• The sanctioned plan, with your flat marked
• Title documents and a recent encumbrance certificate
• The khata in the seller's name and the latest tax receipt
• For a resale, the earlier sale deed and a no-dues letter from the residents' association
• A draft of your sale deed for legal review

Registration of the sale deed makes the flat yours. After that, apply to move the khata and the electricity connection into your name. Ask the association for its bylaws, the current maintenance charge and the size of its repair fund, since these shape your monthly cost in an older building.

Concorde Epitome is a small, gated community on 2.17 acres, where the shared spaces are only a short walk from every door. The number of blocks and homes has not been published, so ask for the site plan when you visit. Since the project is complete, you can see the facilities working rather than relying on renders.

A typical weekday here might start with a session in the gym or a few lengths in the swimming pool. Children use the play area after school, and the clubhouse is where neighbours meet. Evenings suit the indoor games room, which has snooker, billiards and table tennis, so there is something for older children and adults on rainy days too.

The party area can host birthdays and small family functions without hiring a hall. Security is listed as round the clock, with an intercom and CCTV at key points, and the lifts, pumps and common areas have full power backup. Ask the association how well the pool and lifts have been maintained, and what the monthly charge covers, since these costs grow as a building ages.
