Concorde Luxepolis stands at #1 Bull Temple Road, Rajagopalnagar, Basavanagudi, pincode 560018. The Bull Temple, among south Bangalore's most familiar landmarks, gives the road its name. Basavanagudi is an old, settled neighbourhood, so the schools, markets and temples around you have been there for generations.

Daily life here can be done largely on foot or by a short auto ride. Gandhi Bazaar is close for fresh produce and shopping, and Jayanagar is nearby for bigger errands. For the central business district, you will drive or take a cab. The developer has not published distances or journey times to offices, stations or hospitals, so we do not quote any here.

An inner-city address trades open space for convenience. Streets around Bull Temple Road can be busy at festival times and during weekend market hours, so visit on a weekday evening and again on a weekend. Drive to your office at the hour you usually leave. Look at how cars enter and leave the building, and ask how many parking bays come with each home.

Concorde Luxepolis offers only one home type: a three-bedroom flat of roughly 2,688 sq ft. That looks like a saleable figure; carpet area has not been published, so ask for it. At this size, the rooms should be generous, but check how much of the area goes to balconies, utility spaces and passages.

The entry figure of Rs. 5 Crore works out to about Rs. 18,600 per sq ft. Higher floors and better views in a 17-floor tower usually cost more. Because the building is complete, a flat that already has its occupancy certificate is not charged GST. Stamp duty and registration are payable on every purchase.

Before you agree on a price, ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Floor-rise and view premiums for your flat
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• Any maintenance dues since possession began
• Stamp duty and registration on the full value

Concorde Luxepolis has no Karnataka RERA number published. A project completed in December 2023 would normally have been registered during construction, so ask Concorde Group for the number and check the entry on rera.karnataka.gov.in. The entry shows the approved plan and the declared completion date.

Since the building is complete, you will buy on a sale deed. Before paying a token amount, ask to see:

• The occupancy certificate for the tower
• The sanctioned building plan, with your flat marked
• Title documents and an encumbrance certificate for the 1.07-acre site
• The khata for the property and the latest tax receipt
• Fire clearance for a building of 17 floors
• A draft sale deed for your lawyer to review

When the sale deed is registered, the flat becomes yours. Then apply to transfer the khata and the electricity account into your name. Ask whether an owners' association has been formed yet, and get a copy of its bylaws and the current maintenance charge.

Concorde Luxepolis places one tower of 17 floors on 1.07 acres, with 48 homes inside. That leaves a good deal of ground for a single building, though the share kept open has not been published. Since the project is finished, you can see the gardens and courts on a visit rather than relying on renders.

A morning might start on the jogging track or in the gym, followed by a swim at the clubhouse. Children have a play area and an activity area for after school, and the outdoor courts are there for evening games. Table tennis and the games room cover rainy days, so older children and adults have somewhere to go too.

For celebrations, the party area saves you booking a hall. Landscaped gardens give you a quiet walk in the evening, and the retail spaces may help with small daily needs without leaving the gate. With only 48 households, the facilities should rarely feel crowded. Ask how many lifts serve the tower and what the monthly maintenance charge is, since fewer owners share the cost.
