Concorde Mayfair

Concorde Mayfair stands in Nehru Nagar in Yelahanka, near the service road, pincode 560064. Yelahanka is an established suburb in the north of Bengaluru, so schools, hospitals and places to shop already exist around it rather than being promised for later. The developer has not published distances to named schools, offices or stations, so none are quoted here.

Think about the two directions your family will travel most. Heading north takes you towards Kempegowda International Airport, a plus if someone in the house flies for work. Heading south takes you back towards Hebbal and the city centre, the route most office commuters will use each morning.

Before booking, drive from Nehru Nagar to your workplace at your usual hour, and come back in the evening rush. Check how the service road near the site handles traffic at school time. With four blocks and 217 homes, ask where the entry and exit gates open and how many parking bays each flat gets.

Concorde Mayfair has two layouts, both with three bedrooms, and both sizes are quoted as built-up area. The first is about 1,452 sq ft with two bathrooms, from Rs. 1.99 Crore. The second is about 1,667 sq ft with three bathrooms, from Rs. 2.25 Crore. Carpet areas have not been published, so ask for them in writing.

At the starting prices, the smaller home works out to about Rs. 13,700 per sq ft and the larger to about Rs. 13,500. The bigger plan is slightly cheaper per foot, but the cheque is larger. Floor level and facing will move both figures, so ask for the price of the exact unit.

Because the homes are still being built, GST applies on top of the price, along with stamp duty and registration. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise and facing charges
• Car parking and the number of bays
• Clubhouse fee and maintenance deposit
• GST as a separate line
• Stamp duty and registration
• The payment schedule tied to construction stages

Concorde Mayfair is under construction, so it has to be registered with RERA before it is sold. The developer has not published a registration number for Concorde Mayfair. Ask Concorde Group for it and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry shows the promoter, the approved plan and the completion date the builder has committed to.

At this stage, ask for these before paying a booking amount:

• The RERA registration certificate
• Sanctioned building plan for the four blocks
• Title deed and a recent encumbrance certificate for the 3.17 acres
• Land conversion order for residential use
• A draft agreement for sale with the handover date and penalty clause
• The list of banks that have approved the project for home loans

At handover, which the developer puts at 2028 onwards, collect the occupancy certificate for your block. Then register the sale deed in your name and apply for the khata transfer so that property tax is billed to you.

Concorde Mayfair has four blocks rising to 14 floors across 3.17 acres, with the shared facilities arranged to serve all 217 homes. The developer has not published the share of land left open, so ask for the sanctioned site plan to see how blocks, gardens and the clubhouse divide the ground. Any images you are shown are renders as planned by the developer.

A weekday could begin with a run on the jogging track or a session in the yoga and activity area, then a swim or the gym in the clubhouse. The health centre is there for check-ups closer to home. After school, children have a play area and there are several sports courts for older kids and parents.

Weekends lean on the landscaped gardens, the indoor games area and the party area for birthdays and family events. Retail spaces inside the campus should cover small daily needs once they open. Ask which facilities will be ready at the first handover and which will follow later, since phased projects often finish the clubhouse last.
