Concorde Neo

Concorde Neo stands on Thanisandra Main Road, in Markandhaiha Nagar and RK Hegde Nagar, pincode 560064. Thanisandra is a residential area still filling up, with schools, hospitals and shops already around it. The developer has not published distances to named places, so none are quoted here.

The reason most buyers look at this road is the office commute. Manyata Tech Park and Hebbal are both reachable by road, which keeps the daily trip inside north Bengaluru for many people. The airport road lies to the west of the locality, useful for frequent flyers heading north.

Thanisandra Main Road carries heavy traffic at peak hours, and six towers with 424 homes will add to it. Drive from the site to your office in the morning rush and return in the evening before you book. Ask where the project gates open onto the road, how many parking bays come with each flat, and where visitors park.

Concorde Neo offers three layouts, all quoted as built-up area. The 2 BHK with two bathrooms is about 1,107 sq ft, from Rs. 1.17 Crore. The 3 BHK comes in two forms: about 1,477 sq ft with two bathrooms from Rs. 1.44 Crore, or about 1,539 sq ft with three bathrooms from Rs. 1.57 Crore. Carpet areas have not been published.

Per foot, the 2 BHK is the dearest at about Rs. 10,600, the two-bathroom 3 BHK the cheapest at about Rs. 9,700, and the larger 3 BHK falls between them. Check your floor too: in an 18-floor tower, level and facing can shift the price noticeably.

Because the flats are under construction, GST is added to the price, along with stamp duty and registration. Ask for a cost sheet that shows:

• Base rate and the area it applies to
• Floor-rise and facing charges
• Car parking and bays included
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration
• Payment stages linked to construction

Concorde Neo is under construction, so it must be registered with RERA before sale. The developer has not yet published a registration number for Concorde Neo. Ask for it and check the entry on rera.karnataka.gov.in, which lists the promoter, the approved towers and the completion date the builder has declared.

Before paying a booking amount, ask for:

• The RERA registration certificate
• Sanctioned building plan for all six towers
• Title deed and a recent encumbrance certificate for the 4.02 acres
• Conversion order for residential use of the land
• Draft agreement for sale with the handover date and delay penalty
• Names of banks that have approved the project for loans

At handover, from December 2028 onwards, get the occupancy certificate for your tower before you take keys. Register the sale deed in your name, then apply for the khata transfer so tax and utility bills come to you.

Concorde Neo places six towers of up to 18 floors on 4.02 acres, with the Evolve Sky Clubhouse, pool and sports areas shared by every household. The developer has not published the share of open space. Ask for the sanctioned site plan to see how much ground is left between towers. Images shown are renders as planned by the developer.

A morning here might mean a swim or the gym, or a slot for meditation, yoga and zumba. The health club and salon save a trip out for grooming. After work, the jogging track and the sports courts are there for exercise, and the indoor games zone covers wet evenings.

Children get a play area, and the landscaped gardens give families a place to spend time outdoors. The open-air theatre and the party area handle celebrations. With 424 flats sharing these spaces, ask how many lifts each tower has and when the clubhouse will open relative to the first handover.
