Concorde Spring Meadows

Concorde Spring Meadows stands on Millennium Avenue at Chikkasandra, off Hesaraghatta Main Road, in Jalahalli West, pincode 560057. This north-western pocket has grown steadily in both housing and commercial buildings, and schools, hospitals, malls, cinemas and banks can all be found close by. The developer has not published distances to specific places.

For most residents, the daily trip runs back towards the city. Yeshwanthpur is reached by road in that direction, and from there the wider city opens up. If you work in the north-west or central parts of Bengaluru, the commute stays manageable.

Before you book, drive to your workplace at your normal hour, and try the return in the evening rush. Hesaraghatta Main Road can slow down at peak times, so see how long it takes to get from Millennium Avenue onto it. With 356 homes in six towers, also ask how parking bays are allotted and where visitors park.

Concorde Spring Meadows has only two layouts, both given as built-up area. The 1 BHK is about 804 sq ft, from Rs. 50 Lakhs, or roughly Rs. 6,200 per sq ft. The 2 BHK is about 1,076 sq ft, from Rs. 72 Lakhs, close to Rs. 6,700 per sq ft. Carpet areas have not been published, so ask for them.

The 1 BHK fits a single buyer, a couple or someone buying to let. The 2 BHK gives a small family a spare room for a child or guests. Because the project is finished, you may also see resale flats; compare them per sq ft on the same area basis.

A completed flat with its occupancy certificate carries no GST, but stamp duty and registration apply. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor and facing premiums
• Car parking and whether it is covered
• Clubhouse fee and maintenance deposit
• Stamp duty and registration
• Any association transfer fee on a resale

Concorde Spring Meadows is listed as BBMP/BDA approved. The developer has not published a RERA number, even though handover from November 2021 would place much of the build after registration began. Ask Concorde Group for the number and search it on rera.karnataka.gov.in before you pay.

For a completed flat, ask for:

• The occupancy certificate for your tower
• The sanctioned building plan showing your unit
• Title deed for the land at Property No. 9, Sy No. 5/1C and 7
• An encumbrance certificate for at least 30 years
• The khata for the flat and the latest tax receipt
• A draft sale deed for your lawyer to review
• On a resale, every earlier sale deed and a no-dues letter

A completed home is bought on a sale deed, not an agreement for sale. After you register it, apply for the khata transfer so tax bills reach you, and move the power and water accounts into your name.

Concorde Spring Meadows spreads six towers of 8 floors across 3.19 acres, with the clubhouse, pool, courts and gardens shared by all 356 homes. The developer has not published the share of open space. Ask for the approved site plan to see which towers face the courts and gardens. Images shown are as planned by the developer.

Sport is the strong point here. A morning might start on the jogging track or in the gym, with a swim to finish. Evenings bring a choice of tennis, badminton, basketball or squash on dedicated courts, or table tennis and indoor games in the games room.

For rest, the spa and sauna are a short walk from your door. Children have play areas and the landscaped gardens, while the amphitheatre hosts shows and gatherings. Since the project is finished, ask the residents' association about monthly maintenance and whether every court and the pool are in regular use.
