Concorde Tech Turf stands in Electronic City, in the south of Bengaluru. The developer has not published a street address or pincode, so ask for the exact location and pin it before your visit. The area grew up around an electronics industrial park of about 332 acres, among the largest such hubs in India.

If your office is in one of those tech parks, the commute is a short local trip, and that is the main reason to live here. Schools, colleges, hospitals and banks are close by, and supermarkets, malls and restaurants cover shopping and weekends.

Getting into the city is the longer run. The elevated expressway, about 10 km long, connects Electronic City with Silk Board Junction and has cut that trip to under 20 minutes. Add the drive from the building to the expressway, and test the full route at peak hour. Also check how the approach roads handle traffic when shifts change.

Concorde Tech Turf has one configuration, a 3 BHK. Its size is given as about 1,052 sq ft, yet a range of about 1,052 to 1,492 sq ft is also listed. The difference is large, so ask for the exact area of each unit you view and whether it is built-up or carpet.

No prices have been published. With homes handed over from December 2018, you may be weighing a developer quote against resale asking prices. Line them up per sq ft on the same area basis, and check the age and condition of fittings, which matter more in a finished flat than any brochure.

A completed flat with its occupancy certificate carries no GST, but stamp duty and registration apply. Ask for a cost sheet or resale breakdown that shows:

• Built-up and carpet area of the unit
• Total price and rate per sq ft
• Car parking and whether it is covered
• Pending maintenance or association dues
• Any transfer fee charged by the association
• Stamp duty and registration

Concorde Tech Turf is listed with BBMP/BDA approval. The developer has not published a RERA number. With handover from December 2018, the project may have been registered while it was still being built, so search its name on the Karnataka RERA website, rera.karnataka.gov.in.

For a ready flat, ask for:

• The occupancy certificate for the building
• The sanctioned building plan showing your unit
• Title deed and the original sale deed from the developer
• Every later sale deed, if the flat has been resold
• An encumbrance certificate for at least 30 years
• The khata in the seller's name and recent tax receipts
• A no-dues letter from the residents' association

A finished home is bought on a sale deed, not an agreement for sale. After registration, apply for the khata transfer so that tax bills reach you. Transfer the power and water connections into your name as well.

Concorde Tech Turf is a small gated community on 1.26 acres rather than a sprawling township. The developer has not published the number of flats, towers or floors, or the share of open space. Ask for the approved site plan to see how the building, pool and play area share the plot. Any images shown are as planned by the developer.

Since the project is complete, you can see how daily life actually runs. An early start could be a lap of the jogging track, the gym or a swim. Evenings bring table tennis and indoor games in the clubhouse, and children have a play area close to home.

A temple within the community is a draw for many families. Practical features matter here too: lifts, 24-hour power backup, rainwater harvesting, CCTV cameras and security at the gate. Ask the residents' association about monthly maintenance, how old the lifts and backup generator are, and when they were last serviced.
