DNR Atmosphere

DNR Atmosphere opens onto Whitefield Main Road in Ramagondanahalli, pincode 560066, within the Phase 1 part of Whitefield. This is one of the city's older technology neighbourhoods, and it has had years to fill in with the roads, shops and services that newer suburbs are still waiting for.

For most residents the working day starts with a drive to an office within Whitefield itself. No distances to specific tech parks, stations or schools have been published, so make the trips you would make every week. Drive to work at your usual time, do the school run at eight in the morning, and head out to a weekend shopping trip on a Saturday.

The same main road that makes the address easy to find also brings traffic past the gate. Stand outside at peak hour and see how long it takes to turn in and out. The pincode stretches across a large part of Whitefield, so two homes with the same pincode can have very different commutes. Ask the seller which block the flat is in and which side it faces, since flats on the road side may hear more of it.

DNR Atmosphere was built in three three-bedroom layouts, with areas given as built-up. The first has two bathrooms in about 1,610 sq ft. The second adds a third bathroom and comes to about 1,910 sq ft. The third keeps three bathrooms and adds a servant's room for about 2,257 sq ft. Carpet areas are not published, so ask for the figure on the seller's sale deed.

The developer has no stock left, so there is no list price. The owner sets the asking figure, and it should be tested against recent registered sales in the same block. A finished home carries no GST. Stamp duty and registration apply to the full sale value.

Before you agree on a figure, pin down:

• Block, floor and which way the flat faces
• Covered parking bays that pass to you with the flat
• State of the kitchen, bathrooms, wiring and plumbing
• Unpaid maintenance or special levies
• Association transfer charges
• Stamp duty and registration on the full value

DNR Atmosphere has no RERA registration number published. Handovers here began in June 2016, before Karnataka's RERA rules came into force, so the project may never have needed one. Search for it on the Karnataka RERA website anyway, rera.karnataka.gov.in, and ask the seller what they know.

Every purchase is now a resale, so your checks centre on the building's completion papers and on the seller's ownership. Ask for:

• The seller's registered sale deed and the earlier deeds in the chain
• The occupancy certificate for the block
• The approved building plan with the flat marked
• An encumbrance certificate for at least 13 years
• The khata in the seller's name and the latest tax receipt
• A no-dues letter from the owners' association
• A loan closure letter if the flat is mortgaged

If the flat has been sold more than once since 2016, each transfer should be registered and clean, so have a lawyer trace the chain. You take ownership on a registered sale deed. Afterwards, apply to move the khata, electricity and water accounts into your name.

DNR Atmosphere has four blocks of 15 floors on the 4-acre site, housing 276 families around a shared clubhouse, pool and gardens. Any drawings you are shown are as planned by the developer before 2016. Walk the grounds instead, note which block your flat is in, and pace out how far it is from the pool and the play area.

A morning here could begin on the jogging track or in the gymnasium, followed by a swim. On a slow afternoon the spa and sauna are there to unwind, and the games room offers table tennis for those who prefer to stay indoors. Children use the play area and activity area once school is out.

Retail spaces inside the campus cover small daily needs, so a missing carton of milk does not mean a trip onto the main road. Birthdays and festivals move to the party area, and the landscaped gardens are the evening walk. Ask the association for the monthly maintenance charge, which has not been published, and for its plan to repair or replace the lifts, pumps and pool plant as they age.
