DNR Spring Leaf Overview
DNR Spring Leaf is a completed apartment project by DNR Group in Cauvery Colony, Koramangala 1st Block Extension, south Bangalore, with possession from December 2020. The developer has sold every home, so the only way in today is to buy from an owner. It suits Koramangala buyers who would rather see a finished building than a brochure, and families have lived here for several years.
The scale is small. Two towers of nine floors hold 59 homes on a plot given as 3 acres, so each lift, pool lane and garden path is shared among relatively few households. For a resale buyer, that small resident count shapes how the association runs and how quickly repairs get approved. Ask the owner for the last two years of association minutes to see how that has worked in practice.
Four layouts were built, all quoted as built-up area. The smallest is a 2.5-bedroom home of about 1,439 sq ft. Two three-bedroom plans follow at about 1,815 and 1,884 sq ft, each with three bathrooms. The largest is a four-bedroom flat of about 2,357 sq ft. Because the developer no longer sells here, any figure you are quoted is the owner's asking price, and you should test it against recent sales in the same pocket.
This project suits a family that wants a finished home in an inner-city address, can inspect before paying, and prefers a quiet low-rise over a crowded tower. It is a poor match if you want to pay in stages during construction, need a home under 1,400 sq ft, or want a builder warranty on new fittings. Buyers who need a RERA number on file should also note that none has been published for this project.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

DNR Spring Leaf Amenities
Getting around from DNR Spring Leaf
DNR Spring Leaf stands in Cauvery Colony in Koramangala 1st Block Extension, pincode 560095. Koramangala is an established inner-city neighbourhood of Bengaluru, with homes, offices, restaurants and shops mixed together. The developer has not published distances to stations, offices, schools or hospitals, so none are quoted here.
Living in a settled pocket like this changes the daily routine. Groceries, a pharmacy or a café are usually a short walk or auto ride away rather than a planned trip. Office commutes, though, tend to run through dense city traffic, and the time they take can swing widely by hour.
Because the building has been occupied since 2020, you can judge the street as it really is. Visit on a weekday morning, again in the evening and once on a weekend. Note the noise from nearby roads, how easy it is to turn in and out of the gate, and where visitors park. Then drive your own commute at the time you would normally leave, and time the trip back as well.
Homes and prices at DNR Spring Leaf
DNR Spring Leaf has four layouts built by DNR Group, all quoted as built-up area. The 2.5-bedroom plan measures about 1,439 sq ft with two bathrooms. Two three-bedroom homes come in at about 1,815 and 1,884 sq ft, each with three bathrooms; the gap is small, so confirm which one you are viewing. The four-bedroom plan is about 2,357 sq ft with four bathrooms. Carpet areas were not published.
The developer has no stock left, so there is no price list to lean on. The owner sets the asking figure, and floor, facing, interiors and upkeep all move it. Collect quotes for more than one flat in the complex, and compare them against registered sale values in the area.
A resale of a completed home carries no GST. You will pay stamp duty and registration on the sale value. Before you agree a price, ask the seller for:
- The built-up and carpet area, measured if possible
- Number of covered parking bays with the flat
- Monthly maintenance charge and any pending dues
- A no-dues letter from the owners' association
- A list of fittings and appliances included in the sale
- Details of any sinking fund or special levy
Paperwork and approvals for DNR Spring Leaf
DNR Spring Leaf has no RERA number published. Ask the seller or DNR Group whether one was issued and look it up on the Karnataka RERA website (rera.karnataka.gov.in). For a building finished in 2020, the papers that matter most are the ones proving the flat can be lived in and sold.
Ask the owner to show originals and give you copies of:
- The occupancy certificate for the tower
- The sanctioned building plan
- The registered sale deed in the seller's name, and earlier deeds if the flat has changed hands
- Khata in the seller's name and the latest property tax receipt
- An encumbrance certificate covering at least the years since the first sale
- Loan closure letter from the bank, if the seller had a home loan
Have a property lawyer read the chain before you pay a token amount. At registration, your sale deed is executed at the sub-registrar's office, and you then apply for khata transfer into your own name. Also get the association to move the membership into your name.
Living at DNR Spring Leaf
DNR Spring Leaf is two nine-floor towers on 3 acres, which is a low number of homes for the land. The developer has not published an open-space percentage, so walk the grounds and see how much is garden and how much is driveway. Any renders you come across show the site as planned by the developer; here you can compare them with what was actually built.
A weekday could start with a run on the jogging track or a session in the gymnasium, then a swim in the pool before work. Children have a play area close to home, and the landscaped gardens give older residents a place to walk in the evening. On weekends the clubhouse hosts table tennis and a games room, and the party area takes birthdays and family get-togethers. Retail spaces within the premises cover small daily needs.
With only 59 households, you are unlikely to queue for the pool or the gym. The flip side is that upkeep is split among fewer owners, so each share of a repair bill is larger. Check the state of the pool, the lifts and the gardens after years of use, and ask when each was last serviced.

About the Builder
Buying from DNR Group in Bangalore mostly means an apartment in the east, with a few newer sites elsewhere. Bellandur, Whitefield, Mahadevapura and Koramangala hold most of its finished homes. The newer work has moved to Rajajinagar in the west, Hennur Road in the north and a plotted layout at Devanahalli.
