Prestige City Eaton Park

Prestige City Eaton Park sits inside The Prestige City, off Sarjapur-Marathahalli Road in Yamare Village, pincode 562125. That places you on the Sarjapur side of east Bengaluru, in a township the developer is building around several residential parts. No distances to offices, stations or schools have been published for this address, so none are quoted here.

Daily life will depend on two things: how the township's own roads and shops come up, and how you reach work from the main road. Ask Prestige Group which parts of the township are finished and which will open closer to 2030. A school or supermarket inside the gate on a brochure is only useful once it is running.

Before you book, make your usual commute from Yamare Village at the hour you would leave for work. Do the same in the evening. Note the state of the approach road, the nearest pharmacy and hospital, and how long a school run would take. Repeat the visit at weekends to judge noise and traffic from the wider township.

Prestige City Eaton Park offers two layouts, both quoted as built-up area. The 3 BHK Premia has three bedrooms and three bathrooms in about 1,903 sq ft, with prices starting at Rs. 2.21 Crore. The 4 BHK Supreme has four bedrooms, four bathrooms and a separate home office in about 2,492 sq ft, starting at Rs. 2.98 Crore. Carpet areas have not been published.

On those starting figures, the Premia works out to about Rs. 11,600 per sq ft and the Supreme to about Rs. 12,000. The extra 590 sq ft or so of the larger home costs about Rs. 77 Lakhs more. Higher floors and better views in a 29-storey tower will add to both prices.

This is an under-construction purchase, so GST applies, along with stamp duty and registration. Ask for a cost sheet showing:

• Base rate and the area it is charged on
• Floor-rise and view premiums
• Car parking and the number of bays
• Township and club membership charges
• Maintenance deposit and the first year's charges
• GST on its own line
• Stamp duty and registration
• A payment plan linked to construction stages

Prestige City Eaton Park has no RERA number published by Prestige Group for this phase. Ask for it before paying a booking amount, and look it up on the Karnataka RERA website (rera.karnataka.gov.in). Check that the entry covers your tower and that the declared completion date matches the 2030 possession date you are quoted.

At launch, ask the developer for:

• The RERA registration certificate for this phase
• Title documents and an encumbrance certificate for the land
• The sanctioned building plan for your tower
• Environmental clearance for the township
• A draft agreement for sale stating the handover date and delay compensation
• The list of lenders that have approved the project

On completion, collect the occupancy certificate for your tower before moving in. Then register the sale deed at the sub-registrar's office and apply for the khata in your name. Keep receipts for every payment, as they support any claim if the date slips.

Prestige City Eaton Park places four towers of 29 floors on 7 acres, within the larger township layout. The developer has not published an open-space share or an amenity list for this phase. Any images you see are renders as planned by the developer, and at launch the tower positions and views can still shift, so get the sanctioned plan.

What your day looks like will depend on what the township provides, since no clubhouse, pool or gym has been listed for this phase itself. Ask the sales team which shared facilities you will use, where they are, and whether they are open now or due later. A morning swim or an evening walk is only part of your routine if the facility is close to your tower.

Tower choice matters too. With 366 homes across four towers, the same layout can face a garden, a road or another tower. Ask which tower and floor band your unit falls in, how many lifts serve it, and how far it is from the township's shared spaces.
