Should you buy in Sarjapur town itself, or closer in along the road that shares its name? If you are comparing flats in Sarjapur, start with what makes the town different: it has its own centre, at the far end of the corridor near the Tamil Nadu border. It is filed under the East zone of Bangalore, and the land around it is still largely open, which keeps prices lower than the inner belt.
Everything on our listings here belongs to Prestige Group's Prestige City development, so you are really choosing between phases. Prestige City Eden Park is completed, with one- and two-bedroom flats from about Rs. 43 Lakhs and possession from May 2025. Prestige City Fernvale is under construction, with two- and three-bedroom plans from about Rs. 1.34 Crore and possession from 2030. Prestige City Eaton Park is a new launch with larger three- and four-bedroom homes, some with a home office, from about Rs. 2.21 Crore. That spread runs from starter homes to family-sized units within one township.
For getting around, Sarjapur Road is the lifeline to the rest of the city. The approved metro line from Sarjapur to Hebbal would run in this direction, and it is the change most likely to reshape travel from here. Until it opens, plan your commute on the road alone.
Weigh the trade-offs carefully. A town at the edge of the corridor gives you space and value, but everyday services and offices are further away than in the inner stretches. Metro timelines can slip, so do not pay a premium today for a line that is not yet running. Check each phase's RERA number separately, and compare the possession date on the certificate with the builder's promise. Ask about water supply and road access within the township.
