Embassy Codename Yelahanka stands at Tharahunise, pincode 562157, on the northern fringe of Yelahanka. Yelahanka itself is a settled suburb with its own schools, hospitals and markets, so the basics of daily life are already nearby. The developer has not published distances to specific schools, stations or offices, so none are quoted here.

For work, most journeys will head south. Hebbal and the Bellary Road corridor are your way into central Bangalore, and that is the road to test at peak hour before you book. Travel north instead and you reach Devanahalli and Kempegowda International Airport, which makes the location handy if you travel often.

A move-in date of 2031 or later means the area will look different by the time you arrive. Roads and shops around Tharahunise are likely to fill in, but nothing about that is promised in writing. Visit on a weekday morning and a weekend evening, walk the approach road to the gate, and judge the area as it is today rather than as a brochure describes it.

Embassy Codename Yelahanka has three layouts on offer, all quoted as built-up area; carpet areas have not been published. The two-bedroom is about 1,330 sq ft and opens at Rs. 1.92 Crore. The two-and-a-half-bedroom is about 1,598 sq ft from Rs. 2.29 Crore. The three-bedroom is about 1,896 sq ft from Rs. 2.77 Crore.

On the smallest home that is about Rs. 14,400 per sq ft, and the bigger two work out close to the same rate. These are opening prices, so floor, facing and the tower you pick can push them up. Because the homes are under construction, GST is charged on top, and stamp duty and registration apply at the end.

Ask for a cost sheet that shows:

• Base rate and the area it is charged on, with the carpet area stated
• Floor-rise and facing premiums
• Car parking charge and the number of bays
• Clubhouse fee and maintenance deposit
• GST as a separate line
• Stamp duty and registration on the full price
• The stage-wise payment plan across the build

Embassy Codename Yelahanka has no RERA registration number published yet. Ask Embassy Group for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a booking amount. The registration will show the declared completion date, the approved plan and the land details, none of which are public yet.

At this early stage, ask for:

• The RERA certificate and registration number
• Title deeds and an encumbrance certificate for the land
• The sanctioned building plan for your tower
• An agreement for sale that fixes the handover date and the payment stages
• Details of the bank that holds the project's escrow account

Pay only against stages written into the agreement, and keep every receipt. At handover, which the developer puts at December 2031 onwards, collect the occupancy certificate for your tower, register the sale deed in your name and apply for the khata. Do not take keys before the occupancy certificate is issued.

Embassy Codename Yelahanka is planned with 855 homes, but the developer has not yet published the land area or the number of towers. Ask for the master plan and see how the buildings, the clubhouse and the green areas divide the ground. Anything you are shown today is a render as planned by the developer, since construction has barely begun.

Green space is the headline. Embassy Group describes gardens planted with more than 4,000 trees, and a jogging track runs through the layout. Mornings could start with a run under that cover or a quiet session in the meditation and yoga area, followed by the gym or the health club.

Children get a play area, and there is a creche for working parents with younger ones. Afternoons and weekends can go to the swimming pool, the sports courts or the indoor games zone. The clubhouse lounge and a multipurpose party area handle birthdays and get-togethers, while retail spaces on site should cover small daily needs. Ask which of these will open with the first tower and which will follow later in the build.
