Buying from Embassy Group in Bangalore means choosing between two very different ends of the market. At one end are large apartment campuses around Devanahalli and Yelahanka in the north. At the other are high-priced homes in Hebbal and on Old Airport Road. Villa communities and a plotted township fill the middle ground, and the listings run from finished homes to launches due in the next decade.

Embassy was founded in 1993 and is headquartered in Bengaluru, led by Jitendra Virwani. It made its name in office parks, and in 2012 it formed Embassy Office Parks in a joint venture with Blackstone. Its finished homes in the city include Embassy Pristine in Bellandur, completed in December 2016, and Embassy Lake Terraces in Hebbal, completed in March 2023. Embassy Edge in Devanahalli, a large campus of 826 homes, has also been handed over. Current work includes Embassy One in Hebbal, due December 2026, and Embassy Verde Apartments in Devanahalli, due from December 2028.

With so many launches, check each project on its own terms. Look up the RERA registration and the filed completion date, since some new launches show possession as far out as 2032. Several newer projects are large, with 700 to 855 homes, so ask how many towers are in the first phase and when each will be ready. Ask for the full cost sheet, including parking, club, maintenance deposit and GST. For the villa launches in Yelahanka, ask how the plot title and the undivided land share are recorded.

Starting prices run from about Rs. 65 Lakhs to about Rs. 14.10 Crore. The Devanahalli apartments, with 1 BHK to 3 BHK plans, suit first-time buyers and airport-side professionals. The Whitefield projects suit families working in the eastern tech corridor. The Hebbal apartments and the Yelahanka villas are aimed at buyers who want a large home and can pay for it.
