Embassy Edge Overview
Embassy Edge is a completed apartment project by Embassy Group in Devanahalli, north Bangalore, pincode 562157, with handovers that began in February 2023. It offers 1 BHK, 2 BHK, 2.5 BHK and 3 BHK flats. It suits Devanahalli buyers who would rather move into a finished flat than wait out a long build, and can inspect the actual home, the lifts and the clubhouse before they pay.
The community covers 22 acres, with 826 homes spread over five towers of 14 floors. You can choose from four layouts, all quoted as built-up area. The one-bedroom is about 607 sq ft, the two-bedroom about 983 sq ft, the two-and-a-half-bedroom about 1,089 sq ft and the three-bedroom about 1,240 sq ft.
Price bands are published for each layout. The one-bedroom runs from Rs. 65 Lakhs to Rs. 74 Lakhs, and the two-bedroom from Rs. 1.03 Crore to Rs. 1.14 Crore. The middle layout costs Rs. 1.14 Crore to Rs. 1.21 Crore, and the three-bedroom Rs. 1.29 Crore to Rs. 1.50 Crore. On the cheapest home that is about Rs. 10,700 per sq ft. A unit with its occupancy certificate carries no GST.
This suits first-time buyers and investors who want a compact, ready flat near the airport, and small families who want a finished home at a moderate price. It suits less well if you need four bedrooms, want more than about 1,240 sq ft, or prefer to live close to the city centre, since most commutes run south through Yelahanka and Hebbal. Ask whether you are buying unsold stock from the developer or a resale from an owner, because the paperwork differs.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Embassy Edge Amenities
Getting around from Embassy Edge
Embassy Edge is in Devanahalli, pincode 562157, on the northern side of Bangalore. The pull here is the airport: Kempegowda International Airport is close by, which suits anyone who flies for work or wants to rent to people who do. The developer has not published exact distances, so none are quoted here.
Day to day, Devanahalli town covers the basics, with markets, schools and everyday services. For the city, most trips will head south through Yelahanka and on to Hebbal, which is your gateway to central Bangalore. That is the drive to test before you buy, once in the morning rush and once coming home.
Devanahalli has become one of the busiest housing markets in the city in recent years, so expect construction and new traffic around you for a while. Because the towers are finished, you can judge the approach road, the noise and the light as they are today. Visit at different times of day and talk to residents about water supply and maintenance.
Homes and prices at Embassy Edge
Embassy Edge has four layouts available, all quoted as built-up area; carpet areas have not been published. The one-bedroom is about 607 sq ft and costs Rs. 65 Lakhs to Rs. 74 Lakhs. The two-bedroom is about 983 sq ft at Rs. 1.03 Crore to Rs. 1.14 Crore. The two-and-a-half-bedroom is about 1,089 sq ft at Rs. 1.14 Crore to Rs. 1.21 Crore, and the three-bedroom about 1,240 sq ft at Rs. 1.29 Crore to Rs. 1.50 Crore.
At the bottom of the range, the rate is about Rs. 10,700 per sq ft. Where a flat lands within its band depends on floor, facing and tower. Because the homes are finished, no GST applies once the occupancy certificate is in place, but stamp duty and registration are always due.
Ask for a cost sheet that shows:
- The price of your specific unit and the area it is based on
- Floor and facing premiums
- Car parking and the number of bays
- Clubhouse fee and maintenance deposit
- Stamp duty and registration on the full value
Paperwork and approvals for Embassy Edge
Embassy Edge has no RERA number published. Ask Embassy Group for it and search the Karnataka RERA website (rera.karnataka.gov.in). With the towers complete, the handover papers matter more than the registration, so ask for them before you pay any advance.
For a ready home, ask for:
- The occupancy certificate for your tower
- The sanctioned building plan showing your unit
- Title documents and an encumbrance certificate
- Khata and the latest property tax receipt
- A draft sale deed to review before registration
If you are buying from an existing owner rather than the developer, also ask for their registered sale deed, a no-dues letter from the association and a loan closure letter if the flat was mortgaged. Registration is on a sale deed, after which you apply for the khata in your name. Keep certified copies of every document together.
Living at Embassy Edge
Embassy Edge places five towers of 14 floors across 22 acres, with 826 homes in total. For a project of that size, towers of moderate height leave room for gardens and courts between them. Ask for the master plan and walk the grounds, since here you can see the finished layout rather than a render.
A day could start on the jogging track or in the gym, with a swim before work. Children have a play area and an activity area, and the outdoor courts give older kids and adults a game after school. The health spa is there for a slower evening.
On weekends, the games room covers a rainy afternoon and the landscaped gardens a sunny one. The clubhouse and party area take care of birthdays and family gatherings. Shopping spaces inside the community should handle small daily purchases. As the project is complete, ask residents which facilities run well and what the monthly maintenance charge covers.

About the Builder

Est. 1993
Buying from Embassy Group in Bangalore means choosing between two very different ends of the market. At one end are large apartment campuses around Devanahalli and Yelahanka in the north. At the other are high-priced homes in Hebbal and on Old Airport Road. Villa communities and a plotted township fill the middle ground, and the listings run from finished homes to launches due in the next decade.
