Godrej Air has its address at Seetharampalya in Hoodi, near the DHL Express office and just off Hoodi Main Road, pincode 560048. This is part of the wider Whitefield belt, so a lot of east Bengaluru's office space is within the same corridor.

For shopping and weekends, the Whitefield area has several malls, including Inorbit, Park Square, The Forum Value and Phoenix Market City. Hoodi Lake is close by for a morning walk. For health care, the Vydehi medical institute and the Sri Sathya Sai hospital for higher medical sciences are the big hospitals serving the area.

For the commute, Whitefield railway station offers a rail link, and a metro station is proposed at Doddanekundi. Treat the metro as a plan until it opens. The developer has not published exact distances, so we do not quote any. Drive from the gate to your office at your usual hour, and try the evening return too. Because the towers have been lived in since 2022, a resident can tell you how long the school run really takes.

Godrej Air was built in four layouts, quoted as built-up area; carpet areas have not been published. Smallest is the 3 BHK Comfort, near 1,716 sq ft. Next come the 2.5 BHK, near 1,776 sq ft, and the 3 BHK Large, near 1,817 sq ft. At the top, the 4 BHK duplex spreads roughly 3,182 sq ft over two levels. Every layout is sold out with the developer.

As listed, homes have vitrified tiles in the main rooms and bedrooms, with anti-skid tiles in bathrooms. Doors are hardwood with teak veneer, wiring is copper in concealed conduits, and power backup covers lifts, common areas and pumps. Check the actual flat for wear before you make an offer.

A resale of a finished flat carries no GST; stamp duty and registration are due on the agreed value. Before you settle a price, ask the seller for:

• The agreed price and the area it is quoted on
• The parking bay allotted to the flat
• Any home loan on the flat and the bank's closure letter
• Maintenance paid to date and any transfer fee
• An estimate of stamp duty and registration on the full value

Godrej Air is listed with a BBMP/BDA approval and as registered with RERA, but the registration number has not been published. Ask for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in), where the approved plan and declared completion date appear. As a resale buyer, your main protection lies in the completion papers and the seller's title.

Before you pay a token amount, ask for:

• The occupancy certificate for the seller's tower
• The sanctioned building plan with the flat marked
• The seller's registered sale deed and original agreement
• An encumbrance certificate for the years since the first sale
• The khata in the seller's name and the latest tax receipt
• A no-dues letter from the owners' association

If the seller still has a home loan, the bank must hand back the original documents before registration. Check that the tower, floor and flat number match across every paper. You sign a fresh sale deed at the sub-registrar's office, and then move the khata, power and water accounts into your name.

Godrej Air has eight towers, the tallest at 16 floors, sharing 5 acres, with 487 homes between them. The developer has not published an open-space share, so ask for the approved site plan and see where the flat you like stands against the gate, the clubhouse and the lawns. Everything is built, so walk it rather than read it.

Mornings could begin on the jogging track, in the gym or in the pool. Racket players have a badminton court and table tennis, and there is a basketball court with more outdoor courts beside it. Younger children get a kids' play area and a general play area, while the games room covers wet afternoons.

Evenings have more choice. An amphitheatre beside the lawns hosts community events, landscaped gardens give some green between the towers, and a party hall takes birthdays. For winding down there is a spa with a sauna, and health facilities are on site. A water treatment plant serves the community, and open parking is part of the plan. Ask how busy the pool and gym are at peak hours and what the monthly maintenance covers.
