Godrej Athena has its address at 21, 7th Cross Road, Jagadish Nagar, New Tippasandra, pincode 560075. This is a residential pocket next to Indiranagar in east Bengaluru, a neighbourhood known for its restaurants, shops and offices along the main roads. You are buying into a settled part of the city rather than a new suburb.

For daily life, that means most errands are close by. Schools, hospitals and everyday shopping are available in the area, and a meal out or a weekend coffee is a short trip. Old Airport Road and CV Raman Nagar are within reach by road, which helps if you work along those stretches.

The developer has not published exact distances to named schools, hospitals or offices, so we do not quote any. Drive from the site to your office at your usual hour, and try the evening return too, since inner east Bengaluru roads get busy. Walk the lanes around 7th Cross Road to judge the noise and the parking situation. With handover from 2028, also ask what road work or construction is planned nearby.

Godrej Athena has one home type, the 3 BHK Luxe, quoted at about 2,025 sq ft of built-up area. The carpet area has not been published, so ask for it; that is the figure that tells you how much usable floor you get. Ask for the detailed plan too, and check the size of each bedroom, the kitchen and the balconies.

The published starting price is Rs. 3.50 Crore, which works out to about Rs. 17,300 per sq ft. Only that figure is published. In a four-floor block, the ground floor may carry a garden and the top floor a terrace, and either can change the price. Get unit-by-unit figures before you compare.

Because the homes are still being built, GST applies on the construction portion. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor or garden and terrace premiums for your unit
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• GST as its own line
• Stamp duty and registration on the full value

Godrej Athena has no RERA registration number published by the developer. Since it is still under construction, registration is required before homes are sold. Ask Godrej Properties for the number and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the approved plan, the declared completion date and quarterly progress updates, so check it before paying anything.

At this stage, ask for:

• The RERA registration certificate for the project
• The sanctioned building plan with your block and unit marked
• Title documents and an encumbrance certificate for the 6.5 acres
• A draft agreement for sale with the handover date and penalty for delay
• The payment schedule, linked to construction milestones

If you take a home loan, confirm that your bank has approved the project. At handover, collect the occupancy certificate for your block and register the sale deed. Then apply for the khata in your name and move the power and water connections over.

Godrej Athena spreads 17 blocks of up to four floors across 6.5 acres, with 330 homes in all. Low blocks on a large site should leave room for gardens between them. The developer has not published an open-space share, so ask for the sanctioned layout. Any images you see are renders as planned by the developer, since the project is still being built.

Once complete, a morning could start on the yoga deck or the jogging track, followed by the gym or the pool in the clubhouse. Children will have a kids' play area and a skate park, and the multiple sports courts give older ones room to play after school. The indoor games room covers the rainy days.

Evenings and weekends could centre on the landscaped gardens and the amphitheatre, which suits community events. Family functions will have a party area. Retail spaces inside the community should save small trips out. Ask which facilities will open with the first handover and which will follow later. Also ask how the maintenance charge will be set once residents move in.
