Godrej Elements stands on Meadows Road, inside Phase 1 of the Hinjewadi IT park, in Pimpri-Chinchwad, pincode 411057. For anyone working in that phase, the commute can be a short walk or a quick ride, which is the biggest reason people choose to live here.

No other landmarks, stations or schools have been named for this project, so we give no distances. Since the community is finished and occupied, you can test the real journeys. Drive from the gate to your office, your children's school and the nearest hospital, at the hours you would actually make those trips.

Hinjewadi is Pune's main IT belt, and it is busy. Tens of thousands of people come in each morning and leave each evening, so the roads around Meadows Road can slow to a crawl at peak times. Visit once at 9 in the morning and again at 6 in the evening before you commit.

Inside the site, seven towers spread over 6.9 acres means the walk from your door to the gate depends on the tower. Ask residents which blocks face the road and hear more traffic, and which look onto the gardens. That can matter more day to day than the floor you pick.

Godrej Elements was built in three home types, and every one is now sold:

• 2 BHK Type 3: about 922 sq ft
• 3 BHK Type 1: about 1,160 sq ft
• 3 BHK Type 2: about 1,482 sq ft

The two 3 BHK plans are over 320 sq ft apart, so check which type a resale listing covers before you compare asking prices. Pune listings often quote carpet area, but confirm the basis with the seller.

Resale prices are set by owners and by demand, so compare several listings across towers and floors. Floor, view and the condition of the flat will all move the price. A finished flat with an occupancy certificate carries no GST, but Maharashtra stamp duty and registration apply on the agreed value.

Before you agree a price, ask the seller for a statement that shows:

• The agreed price and the area it covers
• Car parking allotted to the flat
• Society transfer charges
• Any pending maintenance or utility dues
• Stamp duty and registration

Walk through the flat itself, not a similar one, and note any repairs you want done before registration.

Godrej Elements has no RERA registration number on file. As the building is finished, the papers that prove it is complete and legal matter more. You can still search the project on the MahaRERA website, maharera.maharashtra.gov.in, in case a phase was registered.

For a resale purchase, ask the seller and the society for:

• The occupancy certificate for the tower
• The approved building plan
• The seller's registered agreement with Godrej Properties
• Any later sale deeds in the chain of ownership
• The society share certificate and a no-dues letter
• Latest property tax and electricity receipts
• Proof that any home loan on the flat has been repaid

Your lawyer should search the land records and check that nothing is pending against the flat. If the seller has a loan, the bank must release the original papers at the time of sale.

On the day of sale, register the deed at the sub-registrar's office and pay the stamp duty. Then have the society record the transfer in your name. Finally, move the property tax account and the electricity meter into your name as well.

Godrej Elements has seven 19-storey towers on 6.9 acres, with 575 homes and one clubhouse. Because the project was finished years ago, you can walk the grounds yourself and judge the gardens, the spacing between towers and the upkeep, rather than rely on renders.

An early start could be a run along the jogging trail, then a swim in the pool with its cabanas, or a session in the gym. The spa and sauna suit a slower weekend morning. If you work from home some days, the library with its reading coves is a quiet corner away from the flat.

For children, there are play and recreation areas, and the lit outdoor courts allow games after dark. The indoor game room covers the monsoon months. Landscaped gardens give the community a green centre for an evening walk.

Weekends bring the party lawns and the barbecue deck for a birthday or a get-together. Several years of use will have left their mark. Request the most recent maintenance accounts from the society, check the condition of the pool, gym and courts, and find out what the monthly charge is before you agree a price.
