Housing demand follows those jobs, and at the lower end a large share of homes are bought to rent out. People who shop for flats in Hinjawadi are mostly either park employees or investors letting to them.

Every listing here is an apartment, and most are finished. Completed options include Godrej 24, Kasturi Eon Homes, Kohinoor Coral and Rohan Prathama. Kolte Patil Life Republic and Godrej Woodsville are still under construction, both quoting December 2026. The 2 BHK is by far the most common layout, which suits the young professionals who make up much of the market. Starting prices run from about Rs. 36 Lakhs to Rs. 86 Lakhs, a narrow band pitched at the local workforce.

Road access has long been the weak point, with one main road carrying traffic in and out. Pune Metro Line 3, linking Hinjawadi with Shivajinagar, is being built to ease that. Until it opens, test your commute at peak hour, especially if you work outside the park. Living close to your office phase is the simplest way to avoid the queue.

Plan the purchase around the rental market if you are investing. Ask local agents about typical rents and how long homes stay empty between tenants. Check each project on the MahaRERA portal, and for the two still under construction, compare the registered date with the sales promise. Ask about water supply, parking and maintenance charges, and get them in writing on the cost sheet. For a completed home, confirm the occupancy certificate. Metro timelines can slip, so do not pay extra for a home on the promise of a station opening soon.
