Godrej Hill Retreat has its address on Nande-Balewadi Road in Mahalunge, pincode 411045, on the west side of Pune. Mahalunge is a growing residential area rather than an old city centre, so your day will be shaped by this one main road and how busy it gets. The developer has not published distances to workplaces, schools, hospitals or stations, and we do not guess at them here.

The best test is a real one. Since the towers are finished, you can visit on a weekday morning, leave the gate at the time you would leave for work, and time the drive to your office. Then repeat the trip in the evening rush, since the return leg is often the slower one on a road that serves many new housing projects.

Think too about the smaller trips. Walk out of the gate and see what you can reach on foot for groceries, medicines and a quick meal. Ask the society how residents get to the nearest bus stop, and whether shared autos or cabs come to the gate easily. Godrej Hill Retreat offers two home types. The 2 BHK is listed at about 723 sq ft and the 3 BHK at about 957 sq ft. The developer has not said whether these are carpet or built-up figures, so ask, since MahaRERA sales are quoted on carpet area. There is no 1 BHK and nothing above three bedrooms.

The 2 BHK is priced from Rs. 78.3 Lakhs to Rs. 91.6 Lakhs, and the 3 BHK from Rs. 1.1 Crore to Rs. 1.17 Crore. At the entry prices that is about Rs. 10,800 per sq ft for the 2 BHK and about Rs. 11,500 per sq ft for the 3 BHK. Each type carries a spread of about Rs. 7 to 13 Lakhs, so the floor, the facing and the tower decide where your flat falls.

Because the project is complete, no GST is payable on a home with its occupancy certificate. Stamp duty and registration are charged on every purchase. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise or view premium for your unit
• Car parking charges and bays included
• Clubhouse fee and maintenance deposit
• Stamp duty and registration charges

Godrej Hill Retreat has no RERA registration number published by the developer. Ask Godrej Properties for it and look it up on the MahaRERA website before you commit. The entry shows the promoter, the approved plans and the completion date declared to the regulator, which should match what you are told at the sales desk.

A completed home is bought on a sale deed, not an agreement tied to construction stages. That means the papers you need are the ones that prove the building is legal and finished. Ask for:

• The occupancy certificate for your tower
• The sanctioned building plan showing your flat
• Title documents and an encumbrance certificate for the land
• The latest property tax receipt
• A draft sale deed to review with your lawyer
• A no-dues letter from the society, if you buy resale

At handover, register the sale deed in your name and get the property tax account transferred to you. If you are buying from an existing owner rather than the developer, also check that the seller holds a registered deed and has cleared any home loan on the flat.

Godrej Hill Retreat has three towers of 23 floors each on 5.16 acres, with the clubhouse and gardens shared between them. The developer has not published the share of land kept open, so ask for the approved site plan and see which tower faces the gardens and which faces the road. A weekday could begin on the jogging trail or in the gymnasium, followed by a swim in the pool.
