Properties in Mahalunge

Need Baner or Hinjawadi within reach but want a newer, roomier project than either can offer? Mahalunge, in west Pune near Baner and the Mula river, has more open land than its neighbours. That is why larger projects have appeared here. The state has also earmarked the area for a big planned township, so buyers searching for flats in Mahalunge are often looking ahead as well as at what exists today.

Both projects on our listings are by Godrej Properties and both are complete, at the affordable end of the west Pune market. Godrej Green Cove is on 4.3 acres with 712 homes in 1, 2 and 3 BHK layouts, listed from about Rs. 42 Lakhs, with possession from October 2024. Godrej Hill Retreat is on 5.16 acres with 747 homes in 2 and 3 BHK layouts, listed from about Rs. 78.3 Lakhs, with possession from December 2025. Because both are finished, you can inspect the flat, the view and the shared spaces before you pay.

Getting around depends on your office. Baner and Hinjawadi are the two job and shopping hubs you will use most, and both can be reached from here. Drive each route at peak hour before booking, since traffic around Hinjawadi in particular can be heavy.

Weigh the trade-offs. The planned township could bring new roads and services, but large schemes take years, so do not pay extra for plans that are not yet built. Ask what exists today by way of shops, schools and hospitals, and how far you would travel for them. For a completed home, ask for the occupancy certificate and confirm the project's registration on the MahaRERA portal. Check the society's maintenance charges, pending dues on the flat and how water reaches the building in summer. In a large complex, ask how the lifts, security and common areas are managed.

For comparison, look at Baner and Hinjawadi, which are more established but usually cost more for a similar home.
