Godrej Reflections Phase 2 stands on 7th Main Road, Haralur Road, in Ambalipura, Harlur, pincode 560102. That puts you near the point where Sarjapur Road crosses the Outer Ring Road, in the south-east of Bengaluru. The developer has not named nearby landmarks or given distances, so no travel times are quoted here.

For many residents the draw is the Outer Ring Road, where a large share of the city's tech offices are. A job along that road can mean a short trip in distance, though the traffic can be heavy at peak times. Trips further into town, or out to other job hubs, will usually start by joining either Sarjapur Road or the Outer Ring Road.

Because the phase is finished, you can test the commute for real. Leave the gate at your usual hour on a weekday, drive to your office and time it, then repeat the return in the evening. Note how Haralur Road copes at peak hours and how long it takes to reach the main roads. A weekend visit will show you the shops and services residents use.

Godrej Reflections Phase 2 has sold every flat through the developer, so this is a guide to what was built and what to check on a resale. There are three plans, quoted as built-up area: a one-bedroom close to 752 sq ft, a two-bedroom close to 1,259 sq ft and a three-bedroom close to 1,645 sq ft.

At launch the one-bedroom opened at Rs. 57.99 Lakhs, or about Rs. 7,700 per sq ft. Treat that as a reference, not a price you can expect today. The seller sets the figure now, so compare recent deals in the same towers and adjust for floor, facing and condition. Ask for the carpet area from the original agreement.

A completed resale carries no GST, but stamp duty and registration apply on the agreed value. Before paying a token amount, collect:

• The seller's registered sale deed and original agreement
• Proof that the developer has been fully paid
• The car parking allotment
• A no-dues letter from the owners' association
• A loan closure letter if the flat is mortgaged

Godrej Reflections Phase 2 has no RERA registration number published for this phase. The seller's agreement for sale should quote one, so check it on the Karnataka RERA website (rera.karnataka.gov.in) and confirm it belongs to Phase 2 rather than the first phase next door.

On a finished flat, your checks are about title and a legal building. Ask the seller for:

• The occupancy certificate for the tower
• The approved building plan that covers the flat
• Khata in the seller's name with the latest tax receipt
• An encumbrance certificate showing no loans or claims
• The registered sale deed from the developer to the seller

Make sure the name is identical across the khata, the tax receipt and the sale deed. If the seller still owes a bank on the flat, agree in writing how the loan will be closed and the original papers handed over. Once you register your own sale deed, apply to move the khata and utility accounts into your name, and register with the owners' association.

Godrej Reflections Phase 2 adds two towers of 18 floors, with 380 homes between them, to a campus of 12.5 acres. The developer has not published the share of land left open, so walk the grounds and see how the towers relate to the clubhouse and gardens. Brochure images are renders as planned by the developer, and the real thing is now there to compare.

A resident's morning might begin in the gymnasium or on the jogging track, with a swim to finish. Parents can let small children loose in the kids' play area, while older ones take to the basketball court or the outdoor courts. The health centre inside the campus is handy for small medical needs.

After work, the landscaped gardens are good for an unhurried walk, and the games room is there for rainy days. The party hall takes care of birthdays and family get-togethers, and the retail spaces cover small errands. As these spaces have been in use since 2022, look at how well they are kept, and ask the owners' association for the current maintenance charge.
