It filled up during the first wave of tech growth along the ORR, so apartments in Haralur Road mostly come with occupied towers and working societies.

The listings are chiefly apartments, with one villa project, and almost everything is complete. Plans spread evenly from two to five bedrooms. Godrej Reflections Phase 2 starts near Rs. 58 Lakhs for one- to three-bedroom flats, while RBD Stillwaters offers 2.5- and three-bedroom units from about Rs. 83 Lakhs. Shriram Chirping Woods and Purva Skydale fill the middle, from roughly Rs. 1.18 Crore and Rs. 1.52 Crore. Prestige Ferns Residency, completed in 2016 on 25 acres, adds four-bedroom homes from about Rs. 1.8 Crore. RBD Stillwaters Villas, on 24 acres, is the top of the range at about Rs. 3.55 Crore. Lodha HSR Apartments is the main new build, due from December 2028.

The appeal is proximity. Sarjapur Road is at one end and the Outer Ring Road at the other, which puts the Bellandur office belt close by. Many residents can keep their commute short without relying on a long highway run. Having a main road at each end also gives you a second route when one of them is jammed.

The price of that convenience is traffic. The road was never widened for the number of homes now on it, so try your commute at rush hour before you commit. Since most stock is resale or recently completed, check the occupancy certificate, maintenance dues and the society's water arrangement. Buying resale also lets you ask residents about power cuts, water and parking before you commit. For the one project still under construction, confirm its RERA registration and filed completion date.
