This is an outer, still-developing belt, so expect open land and villages around the site today rather than a finished neighbourhood with shops at the gate.

The developer has not published distances to highways, business parks, the airport, schools or hospitals, and we do not guess them. That makes a test drive essential. Leave from the site at the hour you would normally start work, drive to your office, and repeat the trip in the evening. Note how far the nearest grocery store, pharmacy and clinic are.

A 60-acre plot also changes the daily routine inside the gate. Walking from a far tower to the main entrance or to a clubhouse could take several minutes, so ask where your tower stands in relation to the entry and the shared buildings. Because handover is years away, ask too which approach roads are already built and which the developer or local authorities still plan to lay.

Godrej Shettigere Apartments offers only two layouts. The 2 BHK measures about 900 sq ft and the 3 BHK about 1,400 sq ft, both quoted as built-up area; carpet areas have not been published, so ask for them before you compare with other projects. • The draft agreement for sale, with the handover date and penalty clauses
• The payment schedule linked to construction milestones

Keep every letter and email from the developer on file. Check progress on site before each instalment against the December 2029 target. When your home is ready, collect the occupancy certificate for your tower, register the sale deed in your name and apply for the khata transfer.

Godrej Shettigere Apartments spreads ten towers over 60 acres, with more than one clubhouse to serve them. The developer has not published the open-space share, the number of homes or the floor count, so ask for the approved layout and check how far your tower is from gardens and roads. A weekday could begin with laps in the swimming pool or a session in the gymnasium, followed by a run on the jogging track. Parents with young children can drop them at the creche before work, and the kids play area covers the afternoons. Several sports courts and indoor games zones give older children and adults something to do after school and office hours.

Weekends shift to the landscaped gardens, a film in the mini theatre or an event at the amphitheatre. The spa, salon and health centre keep small errands inside the gate, and the multipurpose party areas can take a birthday or a family function. On a site this size, ask which facilities come with the first towers and which arrive in later phases, and what the monthly maintenance for all of this will be.
