Gravity Aranya Villaments sits in the 10th Block of Banashankari 6th Stage, at Jettigana Halli, Kodipalya, pincode 560060. The site is listed under survey numbers 31, 37 and 38. This is the southern side of the city, where Banashankari's later stages spread out from the older, busier parts of the locality.

The developer has not published distances to any office, school, hospital or station, so none are quoted here. That leaves the location question for you to answer on the ground. Start by driving from the site to your workplace at the hour you normally leave, then drive back in the evening rush.

If you have children, map the school run as well, and find the nearest hospital with an emergency ward. Villament owners tend to keep two cars, so look at the width of the approach road and how the gate connects to it. Because the area around the site is still being built up, go on a weekday to hear the construction noise and see the truck traffic. A handover in late 2027 gives the neighbourhood time to fill in, but ask what is planned next door.

At the starting figure, each plan comes to about Rs. 10,300 per sq ft. The top of each band is higher, so ask what moves a unit from one end to the other.

This is an under-construction purchase, so GST is added, along with stamp duty and registration. Your cost sheet should show:

• Car parking and the number of bays
• Clubhouse fee and maintenance deposit

Because this is an off-plan purchase, collect these before you book:

• The sanctioned building plan for your block
• Title deeds for survey numbers 31, 37 and 38, with an encumbrance certificate
• The land conversion order and any joint development agreement
• A draft agreement for sale giving the December 2027 date and delay terms
• A payment schedule tied to construction stages

If you plan to borrow, confirm that your bank has approved the project, as its legal team will read the same papers.

When your home is ready, do not take the keys without the occupancy certificate. Then register the sale deed, transfer the khata into your name, and get the car parking allotment in writing.

Gravity Aranya Villaments is laid out as four blocks set around a green courtyard of one acre, on a site of 4 acres with 108 homes. That courtyard is the heart of the plan and the space every block looks onto. Whatever you are shown today is a render, as planned by the developer, so ask for the approved site plan and find your unit on it.

A weekday could start with a walk or run on the jogging track, a yoga session in the activities area, or a workout in the gymnasium, then a swim in the pool. Children have their own play area, and the multipurpose sports courts give older ones a game after school.

On weekends, the amphitheatre and the party lawn are where the community gathers for functions and shows. The clubhouse has an indoor games area for wet afternoons. Retail spaces within the project are planned to cover small daily needs. Ask which of these will be ready by December 2027, and whether facilities are shared by all four blocks or split between phases.
