Hiranandani Glen Classic

Hiranandani Glen Classic stands in Devinagar, pincode 560092, in the Hebbal part of north Bengaluru. It is a green pocket, and Hebbal Lake is close to the project, which gives you somewhere to walk that is not a road. The developer has not published exact distances, so none are quoted here.

For many buyers the pull is work. Manyata Tech Park, home to several large IT employers, is close by. Hebbal's web of flyovers connects the ring road, which runs east and west, with Bellary Road, which heads north to the airport, and both are near your gate. The airport has pulled homes, offices and shops into this side of the city over the years.

Flyover junctions can clog at peak hours, so drive your real route before you commit. Leave at your normal time for the office, return in the evening rush, and then try a weekend trip towards the airport to see how the northbound run behaves.

Hiranandani Glen Classic has sold every flat through the developer, so read this as a guide to what was built and what to check in a resale. Five plans exist, quoted as built-up area. The one-bedroom is about 655 sq ft. The two-bedroom comes in about 1,270 and 1,295 sq ft, and the three-bedroom in about 1,650 and 1,820 sq ft.

The developer lists a granite kitchen counter with a stainless-steel sink and concealed plumbing with hot and cold mixers in the bathrooms. Windows are powder-coated aluminium sliders, and the outer walls carry a textured finish. After some years of use, check each of these in the flat you visit rather than assuming the original finish.

Each owner sets the price, so compare it against recent sales of the same plan. No GST applies to a finished flat bought from its owner; stamp duty and registration do. Ask the seller to confirm in writing:

• The price and the carpet area it covers
• Parking bays allotted to the flat
• Fittings and appliances that stay
• Maintenance dues cleared to date
• Stamp duty and registration on the sale value

Hiranandani Glen Classic has no published RERA registration number. Look for an entry on the Karnataka RERA website (rera.karnataka.gov.in) and ask the seller about it. The approval named for the project is BBMP/BDA; ask to see the sanctioned plan itself rather than taking the label on trust.

Since every flat is now a resale, your checks centre on the seller's title and the building's completion papers. Ask for:

• The occupancy certificate for the block
• The sanctioned plan showing the flat
• The seller's registered sale deed and the earlier title chain
• A recent encumbrance certificate
• Khata in the seller's name and the latest property tax receipt
• A no-dues letter from the owners' association

If the seller has an outstanding home loan, agree with the bank how the original documents will be handed over at closing. Have a lawyer read every paper before you pay an advance. After you register the sale deed, move the khata and the electricity account into your name.

Hiranandani Glen Classic puts one 18-floor block on 10 acres, which leaves most of the site for gardens, courts and the clubhouse. The developer has not published an open-space share, so ask for the site plan and walk the grounds. Any image you are shown is as planned by the developer, and the built campus is there to compare.

Weekday mornings could start on the jogging track or in the gymnasium, followed by a swim. After school, children split between the kids' play area, the activity area and the garden, while older ones take the badminton court, the outdoor courts or the table tennis tables. The games room and an indoor games space cover rainy days.

The community hall and party area host birthdays and association meetings, and the landscaped gardens are there for an evening walk. A grocery store and retail spaces inside the gates save a drive for small errands. Since the facilities have been in use since 2020, ask what the monthly maintenance charge covers and look at the pool yourself.
