HM Crescendo puts you in the 6th Phase of JP Nagar, a mature part of south Bengaluru, where streets, shops and services have been in place for years. You are not buying into a promise of future roads or malls; what you see on a visit is how daily life works.
The neighbourhoods around you are all well settled. Jayanagar, Basavanagudi, Banashankari and BTM Layout are nearby, as are the 1st and 7th Phases of JP Nagar. Towards the east lie Bilekahalli, Bommanahalli, Gottigere and Hulimavu. Between them, you have schools, hospitals and shopping within a short drive or auto ride.
No distances to offices, metro stations or specific schools have been published, so none are quoted here. Drive from the site to your workplace at your normal hour and time the return trip in the evening. Inner-city roads in this belt move slowly at peak times, so a short distance can still mean a long commute. Walk the lanes around the site as well, to judge noise and parking on the street.

HM Crescendo offers three configurations, all quoted as built-up area. A two-bedroom flat of 1,014 to 1,198 sq ft costs between Rs. 65.91 Lakhs and Rs. 77.87 Lakhs. For the two-and-a-half-bedroom plan of 1,316 sq ft, the price is Rs. 85.54 Lakhs. Three-bedroom homes of 1,446 to 1,567 sq ft cost between Rs. 93.99 Lakhs and Rs. 1.01 Crore.
That works out to about Rs. 6,500 per sq ft throughout. Carpet areas have not been published. The listed specification covers vitrified floors in living and bedrooms, anti-skid tiles in bathrooms, Jaguar or equivalent fittings, copper wiring and modular switches.
A finished home carries no GST. Stamp duty and registration apply on top. Ask for a cost sheet that shows:

Paperwork and approvals for HM Crescendo
HM Crescendo has no RERA registration number published by HM Constructions. Ask whether the project was registered, and if so, check the entry on the Karnataka RERA portal (rera.karnataka.gov.in). The developer describes the plans as BBMP or BDA approved; ask to see that sanction rather than take it on trust.
For a completed flat, collect these before paying any token amount:
- Occupancy certificate for your block
- Sanctioned building plan with your flat marked on it
- Title documents and an encumbrance certificate for the 3.75 acres
- Khata for the flat and the latest property tax receipt
- A no-dues letter from the owners' association, if one is formed
If you are buying from an owner rather than from HM Constructions, add the owner's registered sale deed and trace the title back to the developer. A finished home is transferred on a sale deed, registered in your name. After registration, apply to move the khata, BESCOM and water connections into your name.
Living at HM Crescendo
HM Crescendo measures 3.75 acres across the whole site. The number of blocks, total homes and open-space share have not been published, so ask for the site plan and check which way your flat faces and how close it is to the pool and garden. Any images you see show the layout as planned by the developer.
Life here is simple rather than resort-like. Mornings might begin with a swim before work, while evenings belong to the garden, with children busy in the play area. There is no gym or clubhouse on the amenity list, so if those matter, look at what is nearby in the neighbourhood.
The practical side is covered well. Automatic lifts serve each wing, and lifts, common areas and pumps run on full power backup. Security works round the clock, with an intercom in each flat and CCTV at key points. Rainwater harvesting is built into the drainage. Ask residents what the monthly maintenance charge is and how the pool is kept.
