HM Indigo

HM Indigo stands at Konankunte Cross in JP Nagar 9th Phase, next to the Royal LakeFront Phase-3 North layout at Raghavana Palya, just off Kanakapura Road. The pincode is 560062. This is the southern edge of the JP Nagar belt, where newer layouts meet the older, established phases.

Kanakapura Road will be your main route in and out, so its traffic decides your commute more than anything inside the gates. The developer has not published distances to offices, metro stations, schools or hospitals, so none are quoted here. Drive from Konankunte Cross to your workplace at the hour you would really leave, and time the evening return as well.

Because the tower has been occupied since 2018, the approach roads and the shops around it are already in use, not promised. Use a weekday visit to check how the cross road handles school and office traffic, where the nearest bus stops are, and how far you need to go for groceries and a clinic. Residents can tell you which routes they avoid at peak hours.

HM Indigo has nine layouts, all quoted as built-up area. Two-bedroom homes measure about 1,164, 1,272, 1,328 and 1,512 sq ft. The three-bedroom homes measure about 1,520, 1,559, 1,595, 1,796 and 1,994 sq ft. Carpet areas have not been published, so ask for them.

Listed starting prices climb with size. The two smallest two-bedroom plans start from Rs. 99 Lakhs, the 1,328 sq ft plan from Rs. 1.13 Crore and the 1,512 sq ft plan from Rs. 1.21 Crore. Three-bedroom homes start from Rs. 1.25 Crore, Rs. 1.30 Crore, Rs. 1.31 Crore, Rs. 1.40 Crore and Rs. 1.56 Crore, smallest to largest. Per sq ft, that runs from about Rs. 8,500 down to about Rs. 7,800.

A completed flat carries no GST. Stamp duty and registration apply. Ask for a cost sheet listing:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse fee and association deposit
• Stamp duty and registration on the full value

HM Indigo has no RERA registration number published by HM Constructions. Handover began in April 2018, so ask whether the tower was registered and, if a number exists, check it on the Karnataka RERA portal (rera.karnataka.gov.in). For a finished building, the completion papers matter more than the registration entry.

Before paying a token, ask for:

• Occupancy certificate for the tower
• Sanctioned building plan with your flat marked
• Title documents and an encumbrance certificate for the land
• Khata for the flat and the latest property tax receipt
• A no-dues letter from the owners' association

If the seller is an owner rather than HM Constructions, add the owner's registered sale deed and trace the title back to the developer. If there is a loan on the flat, the bank must release the original deed at registration. The purchase is registered on a sale deed in your name. After that, transfer the khata, electricity and water accounts to yourself.

HM Indigo is one 14-storey tower of 103 homes, standing on a landholding given as 28 acres. The share of open space has not been published, so ask for the site plan and see how much of that ground belongs to the tower and how much is shared with neighbouring phases. Any images you are shown are the layout as planned by the developer.

For a single tower, the facility list is generous. A weekday could begin on the jogging track or in the gym, with a swim before work. After school, children have a play area and an activity space, while teenagers can use the outdoor courts or the table tennis table. Landscaped gardens give you an evening walk inside the gates.

The clubhouse houses a games room for wet weekends, and the party area handles birthdays. Retail spaces on the grounds save a trip for small daily needs. The community has been lived in since 2018, so ask residents about the monthly maintenance charge, water supply and how the pool and courts are kept.
