• Title documents and an encumbrance certificate for your plot

• A draft agreement for sale with plot number, areas and handover date

Have a lawyer verify these rather than relying on copies from the sales office. Pay only as the construction stages in the agreement are reached, and compare each demand with what you can see on site. At handover, collect the occupancy certificate, register the sale deed and transfer the property tax record into your name.
