INDIS Springdale lies near Mansanpally Crossroads in Dubbacherla, Maheswaram, in Ranga Reddy district, Telangana 509325. This is the southern outskirts of Hyderabad rather than the built-up city. The developer has not published distances to offices, schools, hospitals or transit, so we do not quote any here.

Think about how a normal week would run once your house is up. Groceries, school runs and hospital visits will most likely mean a drive to a nearby town centre or back towards the city, so find the closest ones before you commit. If you work in the city, drive the route at your usual office hour and again in the evening, and time both legs.

For a plot buyer the approach road matters twice over. It carries the trucks while your house is being built, and it carries your family once you move in. Check the width and surface of the road from the crossroads to the gate, whether buses run along it, and how it drains after heavy rain. One visit on a weekday and another on a weekend will give you a fair picture.

INDIS Springdale has no built homes, only land. The layout offers two plot sizes: 180 sq yd, about 1,620 sq ft, and 230 sq yd, about 2,070 sq ft. The developer quotes one rate for both, Rs. 22,000 per sq yd, which works out to about Rs. 2,450 per sq ft.

At that rate the smaller plot comes to about Rs. 39.6 Lakhs and the larger to about Rs. 50.6 Lakhs. These totals are simply the rate multiplied by the area, so ask for a written figure against the exact plot number you want.

No GST applies to the land. Stamp duty and registration are payable on every sale. The house you build later is a separate spend with its own contract. Ask for a cost sheet that shows:

• The plot number, its exact area in sq yd and its facing
• The per-sq-yd rate and the total land price
• Any development, infrastructure or corner charges
• The maintenance amount and the period it covers
• Stamp duty and registration on the full value

Also ask a local architect what the setback rules let you build on each plot size, because that decides how big your future home can be.

INDIS Springdale is registered with TS-RERA as TSRERA/P02400004149. Look the number up on the Telangana RERA website and check that the promoter name, the 21.75 acres and the count of 319 plots match what you are told. With a plot, the land papers matter more than any brochure. Before you pay a token, ask for:

• The land conversion order confirming residential land use
• The layout approval from the planning authority, with the sanctioned layout plan
• The release order that covers your plot number
• An encumbrance certificate for your plot
• Title deeds that trace ownership through to the developer

Your plot is transferred to you on a sale deed, so ask for a draft early and read the schedule, boundaries and area of the plot closely. After registration, have the property tax record changed to your name with the local body. When you later apply for a building permit, you will need the approved layout plan and your deed, so keep certified copies of both together.

INDIS Springdale covers 21.75 acres where houses go up one plot at a time, since each owner builds on their own timeline. Blacktop roads of 40 ft and 30 ft run through the layout, with footpaths and avenue trees alongside. Water, sewage and power lines are laid underground, and LED lamps light the streets. For the first few years, expect some building noise as neighbours start work.

Coming home, you pass the grand entrance and a security post that is staffed round the clock. An evening could be a walk under the trees to one of the landscaped parks, while children head for the play area or the cycling track. No clubhouse, pool or gym is planned, so budget for those outside the layout.

The developer covers upkeep of the common areas for four years. Ask for the terms in writing, and ask who takes over after that period and what it will cost each owner. Also ask for the layout plan marked with the parks, so you know which plots open onto green space and which face another house.
