Jayabheri Summit

Jayabheri Summit opens onto the service road that runs between Narsingi and Nanakramguda, on the western side of Hyderabad, pincode 500032. For many residents the daily question is how quickly that road gets them towards Nanakramguda and the offices beyond it at 9 in the morning.

The developer has not published distances to workplaces, schools, hospitals or the airport, so we do not quote any. The practical test is simple. Leave the gate at your usual hour and time the drive to your office, then drive back in the evening rush. Do the same for the school your children would attend, since the school run often decides whether a location works.

Because the project was finished in 2021, the surroundings are no longer a promise on a map. You can walk around and see which grocers, pharmacies and eateries are close, and how far the nearest clinic is. The retail spaces inside the campus may cover some daily needs; ask which of them are open today.

Three 30-floor towers put a lot of cars on one approach road. Watch the gate at peak hours, ask how many parking bays come with each flat and check where visitors can park.

Jayabheri Summit has only three-bedroom flats, offered in three plans measured as built-up area. The compact plan is about 1,860 sq ft and is listed from Rs. 1.53 Crore. The middle plan is about 2,075 sq ft from Rs. 1.70 Crore, and the largest is about 2,125 sq ft from Rs. 1.74 Crore. The rate is close to Rs. 8,200 per sq ft on all three. Carpet areas have not been published, so ask for them.

These are starting figures. In 30-floor towers, floor level and facing can change the price of one plan by more than the gap between two plans, so ask for unit-wise pricing. Since the project is complete, no GST applies once the tower holds its occupancy certificate. Stamp duty and registration are payable on every purchase. Your cost sheet should show:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse membership and the maintenance deposit
• GST, shown as nil if the certificate is in place
• Stamp duty and registration on the full value

Jayabheri Summit has no RERA registration number published by the developer. If one is quoted to you, look it up on the Telangana RERA portal (TS-RERA). For a finished project, though, the completion papers matter more than the registration, so start there.

Before you pay a booking amount, ask for:

• Occupancy certificate for the tower your flat is in
• Sanctioned building plan showing the unit and its area
• Title documents and an encumbrance certificate for the 4.5 acres
• Property tax assessment for the flat and the latest paid receipt
• A draft sale deed, since a completed home registers on a sale deed

If you are buying from an owner rather than the developer, add the original sale deed and a fresh encumbrance certificate. You also need a no-dues letter from the association and, where a loan was taken, the bank's closure letter. Have a lawyer match the flat number, area and parking bay against the sanctioned plan.

On registration you sign the sale deed in your name. Then transfer the property tax record and the electricity meter to yourself and register with the owners' association.

Jayabheri Summit has three towers of up to 30 floors on 4.5 acres, and the shared facilities serve all 450 homes. The developer has not published how much of the land is open, so walk the site and see which flats look over the gardens and which face another tower. Treat any layout image as the plan drawn by the developer; since the project is built, what you see on the ground is what counts.

The clubhouse is the centre of daily life here, spread over four floors. Mornings can start in the gymnasium or the swimming pool, or with a few rounds of the jogging track. The spa and sauna suit a slower weekend, and the outdoor courts come alive once offices and schools let out.

Younger children have a dedicated play area, while older ones will head for the games room and the activity area. Family celebrations can go to the party area, and the landscaped gardens are the place for an evening walk. Retail spaces within the campus can cover small errands without taking the car out.

Before you buy, ask the association which facilities run today, their usage charges and the maintenance rate that funds them.
