Properties in Narsingi

If you work in the Financial District or Gachibowli and want a short drive home, flats in Narsingi deserve a close look. The locality lies on the western side of Hyderabad, at one of the busiest interchanges of the Outer Ring Road. Manikonda is on one side and Kokapet on the other. That interchange lets you head out in any direction, and it is the main reason prices here are high.

Housing here is apartments, mostly large 3 BHK homes in big gated complexes. NCC Urban One is the largest, with about 1,317 homes on 32 acres, finished from December 2022, in 3 and 4 BHK layouts from about Rs. 1.48 Cr. Jayabheri Summit is also complete, with 3 BHK flats from about Rs. 1.53 Cr and handover from March 2021. Ramky Odyssey is under construction, promising possession from December 2027, with 3, 3.5 and 4.5 BHK plans from about Rs. 1.37 Cr. Lansum El-Dorado is also being built, all 3 BHK, with no price published yet.

The Outer Ring Road is the key link. It puts the western office clusters within easy reach and gives you a fast route to the rest of the ring. Traffic at the interchange itself can be heavy at the busy hours, so test your drive at the times you would actually travel. If you have children, map the school run before booking too.

The trade-off is cost against convenience. You pay a premium for a short commute, and a large share of the stock is 3 BHK and above, so smaller budgets have little choice. With two projects still under way, compare each builder's handover record with the promised dates. Check TS-RERA registration for every tower, ask for the approved layout and confirm how water is supplied. For a finished project, visit the actual flat and look at the parking and common areas.
