JRC Palladio Villas stands at Billapura Cross, off the Sarjapura-Attibele Road in south-east Bengaluru near Sarjapura town, pincode 562125. Indus International School is nearby. Beyond that school, JRC Projects has not published distances to offices, hospitals or stations, so none are listed here.

This is villa and plot country, with more open land than the dense city. Daily life will depend on a car: office trips, larger shopping runs and most errands mean a drive. For families with children at the nearby school, the school run could be one of the easier parts of the day.

Since the villas are built, test the area properly before you buy. Drive to your office at your usual start time and note how long it takes, then make the return trip in the evening. Visit on a weekend to judge noise and activity around the gate. Ask how the internal roads connect to the main road and whether there is more than one exit.

JRC Palladio Villas has four bedrooms in all five plans; they differ in size. The entry villa, about 2,444 sq ft, starts at Rs. 2.09 Crore; the next, about 2,840 sq ft, at Rs. 2.49 Crore. Three larger plans follow: about 3,328 sq ft at Rs. 2.82 Crore, about 3,463 sq ft at Rs. 3.02 Crore, and about 3,835 sq ft at Rs. 3.25 Crore. The areas are not labelled as carpet or built-up.

Per sq ft, the rate stays between about Rs. 8,500 and Rs. 8,800 across the range. Plot sizes of 9 x 15 m to 12 x 18 m appear in the power specification, so ask which plot comes with each plan. As a completed home, a villa here carries no GST, but you pay stamp duty and registration. Get a cost sheet listing:

• Base price, with carpet, built-up and plot area
• Premiums for corner or park-facing plots
• Whether the home lift is included or extra
• Clubhouse membership and maintenance deposit
• Stamp duty and registration

JRC Palladio Villas has no RERA registration number published by JRC Projects. Ask for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in), where the registered layout and completion details should appear. For a completed villa, the documents below matter even more than the RERA entry.

Before you pay, ask for:

• The completion or occupancy certificate for the villa
• Title deeds and a recent encumbrance certificate for the 16 acres
• The land conversion order for residential use
• The approved layout plan and the release order for the plots
• The approved building plan for your villa
• A draft sale deed naming the plot number and area

A completed home is registered on a sale deed, not an agreement for sale. After registration, apply to have the khata moved into your name and keep the property tax receipts with the rest of the file.

JRC Palladio Villas spreads 213 villas across 16 acres, with a large clubhouse at its centre. The open-space share has not been published, so walk the grounds and see where your villa lies, how wide the internal roads are and what faces your garden. Images you are shown are as planned by the developer unless you can see them built.

A typical day might start with a run on the jogging track, then the gymnasium or the swimming pool. The clubhouse is 25,000 sq ft, with an indoor games area for rainy days and a spa and salon when you want a break. Several sports courts serve teenagers and adults in the evening.

Younger children have a play area, and the creche helps working parents. Weekends can centre on the amphitheatre or the multipurpose plaza for events and festivals. A coffee house and shops inside the gates cover small needs without a drive. Ask the residents' association which facilities are running today and what the monthly maintenance charge is.
