Kalpataru Jade Residences stands near Pan Card Club in Baner, pincode 411045. Baner is one of the settled western suburbs of Pune, so this is a place with shops, restaurants and services already running, not a promise for the future. Pan Card Club is the landmark that will guide guests and cab drivers to your gate.

The developer has not published distances to offices, schools, hospitals or stations, and we do not guess at any. The best way to judge the location is to live a day of it. Start at the gate at your normal time for work, drive to your office, and come back in the evening peak, since Baner roads can be slow at rush hour.

Then look at the smaller trips. Walk out to see which grocery shops, pharmacies and cafes you can reach on foot, and drive to the schools and clinics you would use. Ask residents how school buses and cabs reach the gate. With eight towers on one campus, check how the entry and exit handle morning traffic, and whether your tower is close to the gate or deep inside.

Kalpataru Jade Residences lists three home types, each in its own tower. Tower A offers a 3 BHK of about 1,350 sq ft. Tower G offers a 3.5 BHK of about 1,718 sq ft. Tower D offers a 4.5 BHK of about 2,450 sq ft. The developer has not said whether these are carpet or built-up areas, so ask, since MahaRERA sales are made on carpet area.

Prices begin at Rs. 1.7 Crore in Tower A, Rs. 2.5 Crore in Tower G and Rs. 4.05 Crore in Tower D. Per sq ft, that is about Rs. 12,600, Rs. 14,600 and Rs. 16,500 in turn. The larger homes cost much more for each extra foot, so decide if the added rooms are worth the rate. Signature homes are finished with marble floors instead of vitrified tiles, so ask which homes carry that label.

As the project is complete, a flat in a tower with its occupancy certificate carries no GST. Stamp duty and registration are due on every purchase. Ask for a cost sheet that lists:

• Base price and the area it is based on
• Floor and view premiums
• Car parking bays and their charge
• Maintenance deposit and society transfer fee
• Stamp duty and registration

Kalpataru Jade Residences has no MahaRERA registration number published yet. Ask Kalpataru Group for it and check it on the MahaRERA website, where the approved plans and the completion dates are on record. For a completed home, though, the most important papers are the ones that prove the building is legal and finished.

You will buy on a registered sale deed. Before you pay any large amount, collect:

• The occupancy certificate for your specific tower
• The sanctioned building plan with your flat marked
• Title papers and an encumbrance certificate for the 9.3 acres
• The latest property tax receipt
• A draft sale deed for your lawyer to review
• On a resale, the society share certificate and a no-dues letter

If you buy from an owner rather than the developer, ask for the original agreement with Kalpataru and proof that any loan on the flat is closed. At handover, register the deed in your name and move the property tax account, electricity connection and society membership to you. Check too that the land has been conveyed to the society.

Kalpataru Jade Residences spreads eight towers of 20 floors across 9.3 acres. Only three of them, A, G and D, are named against the home types listed, so ask for the full site plan and see where your tower is. The developer has not given an open-space share. Any brochure images are as planned by the developer, but the finished grounds are there to walk.

A morning could start on the yoga deck or in the fitness zone, followed by a swim. The forest groves give the campus shaded paths for a quiet walk before breakfast. After school, children head to the kids play area or the sports courts, while parents can read in the library or watch a match in the TV lounge.

On weekends, the indoor games area keeps teenagers busy, and the spa is there when you need an hour off. The clubhouse and party area handle birthdays and festival gatherings without booking an outside venue. Since the project has been occupied since 2023, ask the society how well the pool, spa and courts have been maintained, and what the monthly charge is for your tower.
