Kasturi Eon Homes stands at R-3/1, near Tech Mahindra, in the Phase 3 stretch of the Rajiv Gandhi Infotech Park area, off Maan, pincode 411057. For anyone working in these office blocks, that means a far shorter trip than crossing the city each morning. Tech Mahindra is the landmark to give visitors and cab drivers.

Being close to offices has a flip side. Hinjawadi's roads fill up at shift changes, and a township of 1,440 flats adds its own traffic. The developer has not published distances or drive times, so check them yourself. Leave the gate at your usual start time, reach your office, and do the return trip in the evening.

If someone in your home works away from Hinjawadi, time that trip too, as this is on the western edge of Pune. Look for the grocery stores, pharmacies, clinics and schools you would actually use, and see how long each takes to reach. Since residents have lived here since 2022, ask a few of them how they handle school runs, shopping and weekend outings.

Kasturi Eon Homes has four layouts. The 2 BHK is about 836 sq ft. The 3 BHK comes in three sizes: Comfort Mini at about 945 sq ft, Comfort at about 1,145 sq ft and Luxury at about 1,282 sq ft. The developer has not said whether these are carpet or built-up areas, so confirm it, since MahaRERA sales use carpet area.

Entry prices are Rs. 85.8 Lakhs for the 2 BHK, Rs. 97.2 Lakhs for Comfort Mini, Rs. 1.21 Crore for Comfort and Rs. 1.36 Crore for Luxury. That works out to about Rs. 10,300 per sq ft for the two smaller plans and about Rs. 10,600 for the larger two. Floor and view premiums will come on top of these starting figures.

Because the flats are complete, a home in a tower with its occupancy certificate carries no GST. Stamp duty and registration are payable on every sale. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the bays included
• Maintenance deposit and any transfer fee
• Stamp duty and registration

Kasturi Eon Homes has no MahaRERA registration number published yet. Ask Kasturi Housing for it and check the entry on the MahaRERA website, which lists the approved plans and completion dates. For a completed flat, though, the papers that prove the building is legal and finished matter more.

You will buy on a registered sale deed. Before paying a large amount, collect:

• The occupancy certificate for your tower
• The sanctioned building plan with your flat marked
• Title papers and an encumbrance certificate for the land
• The latest property tax receipt
• A draft sale deed for your lawyer to check
• On a resale, the society share certificate and a no-dues letter

If you are buying from an existing owner, ask for their original agreement with the developer and proof that any home loan on the flat is closed. At handover, register the deed in your name and move the property tax account, the electricity meter and the society membership to you. Ask too whether the land has been conveyed to the society.

Kasturi Eon Homes holds 1,440 homes in 12 towers on a 22-acre campus, the tallest at 21 floors. That gives more ground per tower than many IT-belt projects, though the developer has not published the open-space share. Ask for the site plan to see where your tower stands relative to the gardens and the gate. Brochure images are as planned by the developer, but a finished campus can be walked.

An early start could be a jog on the trail or a session in the gymnasium, with a swim before logging in. For a calmer morning, one space is set aside for meditation and aerobics. Children have the kids play area after school, and the outdoor courts give older ones space to play.

Evenings can be spent walking through the landscaped gardens or in the indoor games area when it rains. The mini theatre suits a family film night, the amphitheatre handles community events and the party area takes care of birthdays. With so many homes sharing these spaces, ask how bookings work, how the society maintains them, and what the monthly charge for your flat will be.
