Kasturi Epitome

Kasturi Epitome stands at Survey No. 129, Kala Khadak Road, Munjoba Nagar, in the Shankar Kalat Nagar part of Wakad, pincode 411057. Wakad falls under Pimpri-Chinchwad rather than the Pune municipal area, which matters for property tax and civic services. It is a well-settled residential area, near the Hinjawadi IT offices.

For many buyers the draw is the office run. If you work in Hinjawadi, your trip is likely much shorter than from central Pune. The developer has not published any distances or drive times, so test your own route. Leave from the gate at your usual start time, and time the return in the evening, when traffic is heavier.

Daily life in Wakad is already set up, with shops, schools, hospitals and restaurants around the area. Visit the ones you would use and see how long it takes to reach each by car. If anyone at home works in Baner or central Pune, time that trip too. Ask the society how cabs and school buses reach Kala Khadak Road.

Kasturi Epitome lists only one layout, the 4 BHK Luxury, at about 1,826 sq ft. The developer has not said whether that is carpet or built-up area. MahaRERA requires sales to be quoted on carpet area, so ask which figure you are being given and get the carpet area in writing.

The starting price is Rs. 2.48 Crore, or about Rs. 13,600 per sq ft. No other prices have been published, and in a 21-floor tower the floor and the view can change the price noticeably. Ask for a quote on the exact flat you want. No specification sheet has been published either, so ask for the list of floors, fittings and backup power in writing.

As the flats are complete, a home in a certified tower carries no GST. Stamp duty and registration apply to every purchase and add a large amount at this price. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and view premiums
• Car parking charges and bays included
• Maintenance deposit and any society fees
• Stamp duty and registration

Kasturi Epitome does not yet show a published MahaRERA registration number. Ask Kasturi Housing for it and look it up on the MahaRERA website, where the approved plans and completion date are recorded. For a finished flat, though, the documents that prove the building is legal and complete matter most.

You will buy a completed home on a registered sale deed. Before paying a large amount, collect:

• The occupancy certificate for the tower
• The sanctioned building plan with your flat marked
• Title papers and an encumbrance certificate for the land
• The latest property tax receipt from Pimpri-Chinchwad
• A draft sale deed for your lawyer to check
• The written amenity and specification lists

If the seller is an existing owner rather than the developer, also ask for their original agreement and proof that any loan on the flat is closed. At handover, register the deed in your name and move the property tax account, electricity meter and society membership to you.

Kasturi Epitome has one tower of 21 floors on a site of 6.2 acres, according to the developer. That is a lot of ground for a single building, so ask for the approved site plan. It will show whether the land is shared with other buildings, how much is kept open, and where parking and gardens are placed. Any images you are shown are as planned by the developer, but here you can walk the finished site.

No amenity list has been published, and that is the key gap. Before you decide, ask Kasturi Housing for a written list of facilities, such as a gym, pool, play area or clubhouse. Ask whether each is built, open and included in the maintenance charge, or shared with another project.

A home of about 1,826 sq ft with four bedrooms changes daily life inside the flat. Children can have their own rooms, and one room can serve as a study or a guest room. When you visit, check the lift count for 21 floors, the size of the lobby, and whether visitor parking is available. Speak to a few residents about water supply, power backup and how the society is run.
