KNS Billore Plots lies in Kadatanamale village, part of Yelahanka hobli, on the Hesaraghatta side of north Bengaluru, pincode 562157. The developer has not published distances to schools, hospitals, stations or offices, so none are quoted here.

That means the location has to be judged in person. Drive from the layout to your workplace at your usual start time and back in the evening. Then do the school run and a grocery trip, since those short daily errands shape life in a new layout more than the office commute does.

Look closely at the approach road from the nearest main road to the layout gate, and check how it handles rain. Ask where the nearest bus stop is and whether mobile and broadband signals are strong at your plot. You will also be building a house, which means many site visits with an architect and contractor. A plot that is easy to reach makes that year simpler.

KNS Billore Plots sells land. Every plot is 30 feet wide, and depth sets the size:

• 30 by 30: 900 sq ft, from Rs. 47 Lakhs
• 30 by 35: 1,050 sq ft, from Rs. 54.8 Lakhs
• 30 by 40: 1,200 sq ft, from Rs. 62.5 Lakhs
• 30 by 50: 1,500 sq ft, from Rs. 78 Lakhs

All four come to roughly Rs. 5,200 per sq ft. The choice is about how much land you need, not about finding a better rate. These are opening prices, and corner or park-side plots may cost more. Budget separately for designing and building the house.

A plot of land carries no GST. Stamp duty and registration are paid when the sale deed is registered. Ask for a cost sheet that lists:

• Plot number, area and rate per sq ft
• Any premium for position or facing
• Development or amenity charges
• Maintenance deposit and monthly charge
• Stamp duty and registration

KNS Billore Plots has no RERA registration number published for this layout. Ask KNS Infra whether it was registered and, if a number exists, look it up on rera.karnataka.gov.in. The entry would also show the declared completion date, which helps settle the gap between the completed label and the May 2026 onwards possession date.

With land, the title and the permitted use are what you pay for. Before any payment, ask for:

• The conversion order allowing residential use
• The approved layout plan with your plot marked
• The release order for your plot
• An encumbrance certificate for the 11.8 acres
• The parent title deeds for the land

If the layout is truly complete, you should be able to register straight away. At registration, the sale deed must show your plot number, size and boundaries exactly as on the approved layout. After that, apply for the khata in your name and pay the first property tax. You will need both for a building plan sanction and a construction loan.

KNS Billore Plots spreads over 11.8 acres. The developer has not published the number of plots or the share of land left open, so ask for the approved layout plan. Any drawings or images are as planned by the developer, and because the layout is listed as completed, you can check them against the ground on a visit.

Life here is outdoors. Picture an early run on the jogging track or a workout at the outdoor gym before the day starts. After school, children can use the play area, and older ones can take over the cricket pitch or the multipurpose sports court. The landscaped gardens are the quiet part of the layout for an evening walk.

There is no clubhouse or pool on the list, so family functions and indoor fitness will happen elsewhere. In a plotted layout, houses go up at different times, so neighbouring plots may see building work for years. Ask the developer which facilities are finished and handed over, who maintains them, and what the monthly charge per plot will be.
