KNS Laurel Plots is placed only by a map code, VRW6+7J5, in the 562125 pincode on the Sarjapura Road side of Bengaluru. The developer has not published a village name, a street or distances to schools, hospitals or offices, so none are quoted here.

Enter the map code on your phone to find the gate, and ask the developer for the village name and survey number. Then do the trips that will shape your week. Drive to your workplace at your usual start time and back in the evening rush, and try the school run and a grocery trip too.

Check the road from the nearest main road to the layout gate, especially after rain. Ask where the nearest bus stop is and whether mobile and broadband coverage is good at your plot. Building a house means many visits with an architect and contractor, so a layout that is quick to reach saves you time during construction.

KNS Laurel Plots sells land here, and five sizes are on offer:

• 20 by 30 feet, 600 sq ft: from Rs. 30 Lakhs
• 30 by 40 feet, 1,200 sq ft: from Rs. 60 Lakhs
• 30 by 45 feet, 1,350 sq ft: from Rs. 67.5 Lakhs
• 30 by 50 feet, 1,500 sq ft: from Rs. 75 Lakhs
• 30 by 60 feet, 1,800 sq ft: from Rs. 90 Lakhs

Every one works out to Rs. 5,000 per sq ft, so you pick a size by the house you plan, not by the rate. Budget separately for the architect, the building plan sanction and construction.

A plot of land carries no GST. Stamp duty and registration are due when the sale deed is registered. Ask for a cost sheet that shows:

• Plot number, area and rate
• Any corner or park-side premium
• Development or amenity charges
• Maintenance deposit and monthly charge
• Stamp duty and registration

KNS Laurel Plots has no published RERA registration number. Ask KNS Infra whether the layout was registered and, if so, look the number up on rera.karnataka.gov.in. The entry would show the approved plot count, which you can compare with the 143 plots you are told about.

For a finished layout, the papers that prove the land is a legal housing plot matter most. Ask to see:

• The conversion order for residential use
• The approved layout plan with your plot marked
• The release order covering your plot
• An encumbrance certificate for the 6.1 acres
• The parent title deeds for the land

Because the layout is complete, you should be able to pay in full and register without waiting on construction. At registration, check that the sale deed gives your plot number, size and boundaries exactly as on the approved layout. Then apply for the khata in your name and pay the first property tax, which you will need for a building plan sanction.

KNS Laurel Plots packs 143 plots into 6.1 acres, with gardens and small leisure spaces between them. The developer has not published the share of land left open. Images in the brochure are as planned by the developer, but because the layout is finished, you can walk it and see what was actually delivered.

Days here are low-key. An early walk or jog can follow the jogging track through the landscaped gardens. Parents can watch from a gazebo or the seating deck while children use the play area. In the evening, the party lawn is the spot for a birthday or a small get-together with neighbours.

There is no clubhouse, gym or pool, so indoor fitness and larger events will need to happen outside the layout. Houses in a plotted layout go up at different times, so expect nearby building work for some years. On your visit, ask who maintains the gardens and lights and what the monthly charge per plot is.
