KNS Samooha Plots straddles Kanegowdanhalli and Gangadharpalya on the Nelamangala-Doddaballapura Road, in Kasaba Hobli, pincode 562123. It is grouped with the Tumkur Road belt on the north-west side of Bengaluru. The developer has not published distances to schools, hospitals, stations or offices, so none are quoted here.

The Nelamangala-Doddaballapura Road is the link you will use most, and from there Tumkur Road carries traffic towards the city. This is well outside the core of Bengaluru, so drive to your workplace at your usual hour, and back in the evening, before you commit. Do the same for a school run and a hospital visit.

With handover given as August 2029 onwards, you are choosing where you will live years from now, not next month. Ask the developer about the approach road to the gate and the nearest bus route today. On a 45-acre site, check where your plot falls, because the walk or drive from the entrance to a far corner can be long.

KNS Samooha Plots sells land, in one of five sizes:

• 20 by 30 feet, 600 sq ft: from Rs. 46 Lakhs
• 30 by 30 feet, 900 sq ft: from Rs. 67 Lakhs
• 30 by 40 feet, 1,200 sq ft: from Rs. 84 Lakhs
• 30 by 50 feet, 1,500 sq ft: from Rs. 1.04 Crore
• 40 by 60 feet, 2,400 sq ft: from Rs. 1.64 Crore

The rate drops as the size rises, from about Rs. 7,700 per sq ft on the smallest site to about Rs. 6,800 on the largest. These are opening prices, and corner or park-side plots may cost more. Keep a separate budget for designing and building the house.

The land itself carries no GST, but ask whether clubhouse or development charges are billed with GST. Stamp duty and registration are due on the sale value. Your cost sheet should show:

• Rate and area for your plot number
• Any premium for position or facing
• Clubhouse membership
• Development and infrastructure charges
• Maintenance deposit
• Stamp duty and registration

KNS Samooha Plots has no RERA registration number published for this layout. For a 759-plot project still being developed, ask KNS Infra for the number and search it on rera.karnataka.gov.in. The entry lists the approved plot count, the declared completion date and progress reports, which you can set against the August 2029 onwards promise.

With land, you are paying for the title and the permitted use. Before booking, ask for:

• The conversion order for residential use
• The approved layout plan with your plot marked
• Parent title deeds for the 45 acres
• An encumbrance certificate covering the land
• The draft agreement for sale, with handover date and delay penalty

Link each payment to a development stage you can check on the ground, such as roads laid or drains finished. Before registration, confirm that the release order for your plot has been issued. The sale deed should carry your plot number, size and boundaries as on the approved layout. Then apply for the khata in your name, which you need for a building plan and a construction loan.

KNS Samooha Plots covers 45 acres and 759 plots, and reserves space for a 1-acre clubhouse, sports areas and gardens. The developer has not published the share of land left open. Images are renders as planned by the developer, so ask for the approved layout and mark your plot against the clubhouse, the parks and the main internal roads.

A weekday could start on the cycling or jogging track, or on the meditation and yoga lawn. Inside the clubhouse are the gym and the swimming pool, plus a games room for wet days. If you work from home, the co-working spaces offer a desk away from the building noise on nearby plots. Parents of young children have a creche and a play area close by.

Evenings bring out the sports courts, of which there are several, and walks through the landscaped gardens. The amphitheatre can hold community shows, and the multipurpose party area handles birthdays and family functions. With 759 households eventually sharing these, ask how bookings will work, who will run the clubhouse and when each facility opens.
