Kohinoor Coral stands at Survey 41/4, Plot B/2, in Hinjawadi Phase 3, opposite TCS Gate 2, pincode 411057. The area falls in Mulshi taluka, under Pimpri-Chinchwad, within the wider Rajiv Gandhi Infotech Park belt. If you work at that campus, your commute could be a walk across the road.

For everyone else in the household, the question is how far the rest of Pune feels. The developer has not published distances or drive times to other offices, schools or hospitals, so test the routes you would use. Leave at your usual hour on a weekday and time the drive, then repeat it in the evening peak, when Phase 3 roads fill with office traffic.

Daily errands need checking too. Walk out of the gate to see which grocery shops, pharmacies and eateries you can reach on foot. Ask residents how they get to schools and hospitals, and whether cabs and autos reach the gate easily at shift change. A site visit on a weekday evening will tell you more than any map.

Kohinoor Coral makes every home a 2 BHK, offered in five plans. Plans A and C are about 615 sq ft, plan B about 664 sq ft, plan E about 670 sq ft and plan D about 705 sq ft. The developer has not said whether these are carpet or built-up figures. MahaRERA requires sales on carpet area, so ask which you are being quoted.

Plan A starts at Rs. 45.3 Lakhs, plan C at Rs. 46.3 Lakhs, plans B and E at Rs. 50.5 Lakhs each, and plan D at Rs. 52 Lakhs. That is about Rs. 7,400 per sq ft for A and D, and a little higher for B and E. Floor and view will add to these starting prices.

As the flats are complete, a home in a certified tower carries no GST. Stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking charges and bays included
• Maintenance deposit and any transfer fee
• Stamp duty and registration

Kohinoor Coral has no MahaRERA registration number published yet. Ask Kohinoor Group Pune for it and look it up on the MahaRERA website, where the approved plans and completion dates are filed. For a completed home, the papers that prove the building is legal and finished carry the most weight.

You will buy on a registered sale deed. Before you pay any large amount, collect:

• The occupancy certificate for your tower
• The sanctioned building plan with your flat marked
• Title papers and an encumbrance certificate for Survey No. 41/4
• The latest property tax receipt
• A draft sale deed for your lawyer to check
• On a resale, the society share certificate and a no-dues letter

If you are buying from an owner, ask for their original agreement with the developer and proof that any home loan is closed. At handover, register the deed in your name and move the property tax account, the electricity meter and the society membership to you. If you plan to rent the flat out, register the lease as well.

Kohinoor Coral places five 15-floor towers on 4 acres, with 432 flats sharing the clubhouse, pool and gardens. The developer has not published the open-space share, so ask for the approved site plan and check where your tower stands relative to the gate and the play areas. Any images shown are as planned by the developer, but the finished campus can be walked.

For a working resident, a day here could start with the yoga zone or the gymnasium, then a swim before a quick walk across to the office. On work-from-home days, the co-working cafe gives you a desk away from the flat. After work, the jogging trail and the multipurpose courts are there for exercise.

Children use the kids play area, and the indoor games area helps on rainy days. The landscaped gardens suit an evening stroll. For events, the amphitheatre can host community shows and the party area handles birthdays. Since families have lived here since June 2024, ask the society how the pool and clubhouse have been kept and what the monthly maintenance is.
