Krishna Northwoods has its front door on the Thanisandra Main Road side of north Bengaluru, close to Hebbal. For most buyers the first question is the office run, and the developer points to Manyata Tech Park and Hebbal as the nearby road destinations. The developer has not published distances or drive times to either, so we do not quote any. Time the drive yourself on a weekday morning.

Daily errands should be simpler than on a newer fringe. Thanisandra has grown into a lived-in residential area, and the developer mentions schools, hospitals, malls and supermarkets around it, along with IT offices. It also describes a green and quiet setting near the project, which suits a villa buyer who wants calm at home.

Because the villas were handed over from 2014, you can judge the approach road and the traffic at the gate as they really are. Visit once at school time and once in the evening rush. Ask where visitors park, how wide the internal roads are, and whether the main road outside floods in heavy rain. Those small things shape a day far more than a map does.

Krishna Northwoods has one home type: a four-bedroom villa quoted at about 3,131 sq ft of built-up area. The developer also quotes a range from about 3,131 to 3,600 sq ft, so the villas are not all identical. Ask which figure applies to the villa you are shown, and whether it is built-up area or plot area. Carpet area has not been published.

The price is on request, so there is no entry figure and no per-sq-ft rate to quote. Ask for a written quote for a specific villa. Because the homes are finished, no GST applies on a villa that already holds its occupancy certificate. Stamp duty and registration are payable on every purchase, and on a villa they are charged on land as well as the building.

Ask for a cost sheet that shows:

• The total price and the area it is based on
• Car parking and any covered parking charge
• Clubhouse membership and the maintenance deposit
• Pending maintenance dues, if the villa is a resale
• Stamp duty and registration on the full value
• Any charge for transferring the khata to your name

Krishna Northwoods has no RERA registration number on record. The project was handed over from December 2014, so ask Krishna Homes whether it was ever registered and, if so, look the number up on the Karnataka RERA website (rera.karnataka.gov.in). The approval is listed as BBMP/BDA; ask for the sanction itself rather than accepting the label.

For a finished villa, the documents that prove it is legally complete matter most. Ask for:

• The occupancy certificate for the villa
• The sanctioned plan, so you can check the house matches it
• Title deeds and an encumbrance certificate for the land
• The khata and the latest property tax receipt
• A draft sale deed to review before you pay the balance

If you are buying from an owner rather than the developer, check that every document is in the seller's name. Ask the association for a no-dues letter. At registration you sign the sale deed, and after it the khata moves to you. Keep the tax receipts in your name from then on.

Krishna Northwoods comes with a detailed layout that the developer shares on request, so ask to see how the villas, the clubhouse and the pool are arranged before you pick a home. A villa next to the pool deck gets more activity and noise; one at the edge gets more privacy. Any images you are shown are as planned by the developer, so compare them with what stands on the ground today.

Picture a weekday here. An early swim or a session in the gymnasium starts the morning, and the tennis court is there for a game before the heat builds. The clubhouse is the place where neighbours meet, and the library gives older children and retired parents a quiet room away from the house.

After school, younger children have the play area, which is easy to supervise if your villa is close to it. Weekends can move between the court, the pool and the clubhouse without leaving the gate. Since the community has been running for years, ask for the current maintenance charge, what it covers, and how the pool and courts are kept up. Ask to see recent accounts from the residents' association too.
