Legacy Cirocco

Legacy Cirocco stands on Bellary Road, Jakkuru, Bengaluru 560064. Jakkur is in north Bengaluru, with Hebbal to the south and Yelahanka to the north. The developer has not published distances or drive times, so we do not quote any here.

Your road doubles as the main route out of the city to Kempegowda International Airport. If you travel often, living on it saves a lot of time on the airport run. For the office commute, Hebbal is the first stop to the south, and from there the rest of the city opens up. Drive your own route at the hour you usually leave, then drive home in the evening rush.

The neighbourhood has two landmarks you will soon know well: the lake at Jakkur and the small aerodrome nearby. The developer mentions schools and hospitals in the nearby localities, without naming them. Build your own short list of the school, clinic and supermarket you would use, and check the time to each. Also stand at the gate at peak hour to see how easy it is to turn onto Bellary Road.

Legacy Cirocco offers two home types, both quoted as built-up area. Three bedrooms get roughly 4,150 sq ft; four bedrooms get roughly 5,130 sq ft. Either is larger than many independent houses, so ask for carpet area and room sizes to see how much is living space and how much is balcony and common share.

The smaller home is priced from Rs. 4.10 Crore, which is about Rs. 9,900 per sq ft. The larger one is priced from Rs. 6.05 Crore, about Rs. 11,800 per sq ft. These are starting figures, so get the price for the exact floor and facing you want. Because the building is finished, a home with its occupancy certificate carries no GST, but stamp duty and registration are always payable.

Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and view premiums
• Car parking and how many bays come with the home
• Clubhouse membership and the maintenance deposit
• Any pending dues, if you buy from an owner
• Stamp duty and registration on the full value

Legacy Cirocco has no RERA registration number published yet. Ask Legacy Group whether the project was registered and, if it was, look up the entry on the Karnataka RERA website (rera.karnataka.gov.in). For a completed building, the completion papers are what prove the flat is legally ready.

Before any token payment, ask for:

• The occupancy certificate for your block
• The sanctioned building plan, to match your flat against it
• Title deeds and an encumbrance certificate for the 1.9 acres
• The khata and the latest property tax receipt
• A draft sale deed for your lawyer to review

If the seller is an owner rather than the developer, check that the sale deed, khata and tax receipts are in their name. Ask for a no-dues letter from the residents' association, and for the bank's closure letter if the flat carries a loan.

On completion you register the sale deed and then apply to move the khata into your name. Transfer the power and water accounts at the same time, and keep every receipt safely.

Legacy Cirocco has a simple layout: 2 blocks, the taller of them at 17 floors, on a 1.9-acre site with 94 homes. With so few families, the shared spaces rarely feel crowded. Any images are as planned by the developer, but the buildings are complete, so walk the grounds and see them as they are.

Picture a morning here. A few laps of the jogging track or a session in the gymnasium, then a swim before the day begins. The outdoor courts and the table tennis tables are there for a quick game, and small errands are easier with retail spaces inside the gate.

After school, children head to the play area and the activity area, while the games room keeps teenagers busy on wet evenings. The landscaped gardens are the place for an evening walk with older parents. Birthdays and festivals move to the party area, and the clubhouse ties the community together. Ask the association about the maintenance charge per sq ft, since on a 5,130 sq ft home it adds up, and what the charge covers.
